This brand new 2 story resort home is the place to bring the whole family for an unforgettable vacation to Tulum! Enjoy its secluded location yet its only a few minutes from lively downtown Tulum and within minutes of several beautiful Cenotes.

* We have brand new air conditioners and ceiling fans located in all the living spaces and bedrooms.

*Our internet is provided by Starlink and is fast and reliable while the majority of Tulums internet frequently goes out.

*The kitchen is fully equipped to help you prepare your meals at home, or we are located within minutes of all of Tulums amazing restaurants!

*We have Smart TVs in both the living room and primary bedroom on the 2nd floor.

*The backyard is very private and backs onto the jungle. We are a corner lot with neighbors only on one side. There are several seating areas to unwind out back with loungers and umbrella for shade. We have a small grassed area and 12 foot plunge pool. The outdoor kitchen is perfect for an afternoon bbq while watching the jungle birds play in the trees.

*Sleeping arrangements include one bedroom on the first floor with a Queen sized bed, and 2 bedrooms on the second floor with a King sized bed and Twin/Single Bunkbeds in the 2nd room large enough for adults or children.

We have room in the driveway for a single car, plus room for a few scooters on side of house. Please let us know if you need space for an additional vehicle.

My husband and I have been living in Tennessee for 16yrs with our our 2 beautiful children. We spend the majority of our summers up in Ontario, Canada now and sneak away as often as we can to our new home in Tulum, MX.
We travel often & like to stay in nice, comfortable & clean homes & apartments. That being said we have done our best to incorporate what we love about them into our homes for our guests :)

Located in the jungle but just minutes from restaurants, groceries and the beach!

Getting around

We are located approximately 5 minutes up Coba Rd from the main street where grocery stores, shops and restaurants are located. We always recommend renting a vehicle when traveling with kids / older adults (or scooters for adults) but taxis and public transportation are also available.

Policies and Rules

Check In: 3PM - 8PM

Our local property manager will meet you at the property, or will discuss check in instructions with you within 1 week prior to arrival.

No pets

Minimum age limit for renters: 21

ID required when signing Rental Agreement.

Maximum occupancy: 6

No more than 6 persons are allowed to stay at the property at one time. With the exception of infants.

House Rules

No smoking, No pets, No parties or events.
No shoes in house.
Please dry off and wipe sand off outside, floors become slippery when wet/sandy.
Check-in is 3:00 PM - 8:00 PM. If checking in after 8pm, other arrangements may be arranged directly with the property manager.

Payment Policy

Deposit paid by Stripe.
Balance paid via Bank Transfer (Zelle) or E-Transfer for Canadians
Other payments may be arranged on a case to case basis for a fee.

Refundable Damage Deposit

We collect refundable deposits ($500) via Stripe. Damage deposits will be refunded once the house has been thoroughly checked. You can expect your refund to be issued within 7 days of check out.

Cancellation Policy

Due to the nature of the vacation rental business, we cannot accept cancellations occurring later than 30 days to the arrival date. You will forfeit all sums paid unless we are able to re-rent the property, in which case we will refund an amount equal to any subsequent rental less a $100 handling fee. If a cancellation occurs prior to 30 days to arrival, full refund will be issued less any service fees.

Notes

Please note that there may construction during work hours (There is construction work happening in ALL of Tulum) so you may hear construction during the daytime. But we have a great location within the community, so daytime noise is usually minimal. Our property manager will be your main point of contact throughout the stay but we are available also.
We recommend that you purchase travel insurance to help protect against financial loss if you must cancel your reservation for a covered reason.
