This 1600ft duplex townhouse is located in the heart of TriBeCa, has two bedrooms (California King Beds) and 1 bathroom. Just a short walk from the Hudson, the 9/11 memorial, and the Brooklyn Bridge.
The townhouse has an open kitchen, AC, washer & dryer, large closets, and Tempurpedic beds.This townhouse is right in the heart of the hustle and bustle of New York City. The minute you step into the home, youll notice how quiet it is, and unlike most apartments in NY, youll actually be able to sleep here!
The Kitchen
- Nespresso Lattissima Pro Coffee Machine with Starbucks coffee
- Many pots, pans, and cutlery (whether youre looking to make a turkey or a cake - we have the supplies for it!)

Getting around
We live close to most subway lines (1,2,3, A,C,E, R, W, and 4,5,6), and you can find many cabs and city bikes outside of our apartment. We have a bakery across the street, a Whole Foods, and a Target just a couple of minutes walk away, and many restaurants and bars close by.

- No smoking, parties, or events. Please be considerate of our neighbors, and no loud music/noise after 9PM.
- Please note that while we host many families with infants and children under 2 years, we do have stairs inside (duplex townhouse) and booking is at your own risk. We have a crib, high chair, stove safety knobs, as well as electrical covers available.
- We only host non-smokers. No smoking or drugs inside/on our stoop (including weed, vaporizers, hookah, e-cigarettes etc.)
- Turn off A/C, heat, and lights when leaving the apartment

LOCALS
- Locals (NY, NJ, BK area) must communicate with the host prior to booking.
GUESTS
- Only registered guests are allowed. If you'd like to have guests over that aren't registered, please send us a message. Only the specific guests noted in the booking are allowed to be on the premises. A violation of this house rule will result in the immediate removal of all guests (and any visitors) without a refund. Third-party bookings are not allowed, and we will uphold our cancellation policy.
LOSS OF USE
- Guest agrees to pay any documented loss of host income created by Guest violating house rules.
LIABILITY
- Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees
ILLEGAL SUBSTANCES
- Illegal substances (including weed) are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
SMOKING
- No smoking inside (including vaporizers, hookah, e-cigarettes etc.)
- Guest agrees to pay a $1,000.00/ per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.
DAMAGES CREATED BY GUESTS AND/OR VISITORS
- Any damage made to the property, furnishings or personal belongings of the host/manager will be billed to the guest in full and reported to Airbnb. This includes any extra damages or loss of income that is a direct result of the guest not following our house rules.
REPORTING DAMAGE
- Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy.
LOST KEY POLICY
- In the event that you lose key(s), we will charge you a $735 fee as we have to change the entire locks and order new sets of keys.
LATE CHECK-OUT
- In the event of an unapproved late check-out, you will be charged $250 per hour and will be responsible for any loss of income.
GENERAL TOWNHOUSE RULES
- No glitter/confetti inside (we know it's super fun, but it's impossible to clean up. Sorry!)
- Please refrain from drinking anything from the liquor and wine bar
CAMERA
Smile! There is a Ring Doorbell Camera that covers the entrance and guests entering/leaving, for your protection.
NOISE MONITOR
Inside there is a Noise Monitor Device, called Minut. Our insurance recommends that we use a Minut home sensor to monitor temperature, mold risk, sound decibels in case of noise disturbance or if a fire alarm goes off, etc. Minut is camera free. It measures sound levels without recording or listening. This device doesn't store, collect or share personal data so you can relax in total privacy. It is a white circular device located by the liquor bar. If you would like more information about this device please contact us or visit the Minut website. Anything above 75 dB will be flagged and you will have to lower the volume. Failure to do so will directly esult in the termination of your booking without a refund.
PEST CONTROL
In case you're not aware, there is currently a massive pest epidemic happening in NYC, and many other overcrowded cities in the world. It’s an extremely unfortunate downside of living in NY and they are truly everywhere - hotels, apartments, the subway, restaurants. We have an exterminator come in monthly out of pre-caution and are doing everything in our control to keep our apartment bug free. We could use your help in ensuring this stays this way, and ask you to not leave any food out, making sure everything is sealed up, and taking the trash out regularly. Thank you so much!
