We prioritize the safety and security of all guests and residents in our building. - **Occupancy Limit:** The maximum occupancy for this property is 4 adults or 2 adults and 2 children under the age of 15. Please note that we cannot amend this occupancy number under any circumstances. We understand that it's disappointing to be turned away, so please avoid bringing extra adults along. - **Loud Noise and Parties:** While we want you to enjoy all that Dallas has to offer, we kindly ask that you refrain from hosting parties or playing loud music in the apartment. Our building is home to many residents who value peace and quiet, and we strive to maintain a harmonious environment for all. - **Smoking Policy:** Smoking of any kind is strictly prohibited within the apartment and the building premises. This includes cigarettes, cigars, hookahs, e-cigarettes, and other smoking devices. If smoking is detected, you will be asked to leave immediately, and your payment will be forfeited. - **Amenity Closures:** While we strive to provide access to all amenities listed, we cannot guarantee their availability at all times. If any building amenities are closed during your stay, we regret to inform you that we will not be able to offer refunds for this situation. - **Pet Policy:** Unfortunately, we cannot accommodate pets in our apartment. We understand that pets are beloved members of the family, but we must adhere to our building's pet policy. - **Age Requirement:** To book with us, guests must be 21 years of age or older. Please ensure that all members of your party meet this requirement before booking to avoid any issues upon arrival. - **Key FOB and Garage FOB:** Upon check-in, each guest will receive a Key FOB and a Garage FOB. These are essential for accessing the apartment and parking facilities. Please keep them safe, as there is a replacement fee of $200 for the Key FOB and $225 for the Garage FOB. - **Cancellations:** Our cancellation policy and refund amounts are non-negotiable. We strongly advise reviewing them carefully before confirming your booking. - **Travel Insurance:** To protect against unforeseen events, cancellations, and emergencies, we highly recommend purchasing comprehensive travel insurance. We cannot be held responsible for any losses, damages, or expenses resulting from your failure to obtain travel insurance. **Valuables Disclaimer:** We understand that your belongings are important to you, so please remember to take everything with you upon check-out. While we're happy to assist in returning any items left behind (at your expense), we want to kindly remind you that we're not liable for personal belongings left in the property. This is due to the large number of apartments in the building, which can cause delays in package delivery. This is mandatory for us to register everyone properly. 2. **Parking:** Free parking for one vehicle is available on the third level of the parking garage. Paid parking is also available across the street on the first two levels for $10 per 24 hours. Please let us know in advance if you will be using the free parking so that we may register your car. Please note that the height limit for the parking garage is 6'7". TOWING IS STRICTLY ENFORCED FOR CARS THAT ARE NOT REGISTERED AND DO NOT FOLLOW THE RULES ON SIGNS. For monthly stays: - Background check and approval fees apply. - A thorough approval process is required, which may take up to 24-48 hours. - Additional documentation and background checks are necessary.
