Arlington is an evolving and diverse city, with old and new builds mixed in same neighborhoods. What makes the house stand out is the location! Our home is just minutes away from the DFW Airport, AT&T Stadium, Six Flags, TX Live, and Globe Life Field.

IDENTIFICATION
The primary renter must be at least 21 years of age and be present during the entire stay; no third-party/sublet rentals. Anyone under 18 can only stay with a parent, legal guardian, or responsible adult, and must never be left at the property unsupervised. A government-issued photo ID is required from all adults that will be staying on the property.
COMMUNITY
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. Please respect the community noise ordinance from 10 PM to 7 AM and be good neighbors.
PARKING
We can accommodate up to 3 vehicles at the property: one in the garage, one in the backyard parking area, and one in the driveway. Street parking is not allowed. Do not block or impede neighbors driveways. Park only on concrete areas; no parking on the grass or patios. Any citation incurred will be the tenants financial responsibility, and a $50 fee will be assessed to compensate for the administrative burden of handling the issue with the City of Arlington.
SECURITY
To enhance security at the property, we have installed cameras at the front entrance facing the street, overlooking the driveway, overlooking the backyard, and in the garage. These cameras allow us to see and communicate with visitors at the front door and monitor for unexpected entrances to the property. However, we also respect your privacy during your stay and want to reassure you that there are no cameras installed inside the house itself. We firmly believe in creating a welcoming and comfortable environment where you can relax without any concerns about being monitored.

CANCELLATION
Our cancellation policy is firm. Trip insurance is highly recommended to ensure you are refunded for any last-minute cancellations.
LEASE TERMS
- Minimum of 30-day rental. Renewals are month-to-month only.
- This is a furnished rental. Utilities (including high-speed internet and Wi-Fi) are included in the rent.
- Thermostat is locked between 68° F and 76° F; tenants may make adjustments within that range.
- Bi-weekly housekeeping is included in the rent and is mandatory. Pets must be placed in kennels during the appointment.
- Weekly landscaping is included in the rent and is mandatory. Pets must be inside while the landscapers are on site.
- No smoking, vaping, or use of any tobacco products of any kind inside or on the premises. The use of illegal drugs, including marijuana (even if legalized), and any other recreational substances that alter your state of mind is strictly prohibited on this property.
- Pets:
- Two (2) domestic dogs are allowed; no other species are permitted.
- $150/month/pet rent.
- $500 non-refundable pet fee.
- Tenant must declare each pet including breed, age, and source.
- No visiting pets allowed.
- Landlord reserves the right to deny residency of any pet at any time, with or without cause.
- Tenant must carry renters insurance with the following minimum coverages:
- Personal Property Coverage: Tenant is required to obtain and maintain renters insurance to cover their personal belongings against loss or damage. Landlord is not responsible for Tenants personal property under any circumstances.
- Tenant shall obtain and maintain liability insurance with a minimum coverage limit of $1,000,000 per occurrence, naming Landlord as an additional insured. This insurance shall protect both Tenant and Landlord from claims arising from accidents or injuries occurring on the premises. If Tenant owns pets, the policy must also cover pet-related liability.
- Landlord must be an interested party.
- Mandatory $250 cleaning fee due at signing covers the cost of standard cleaning services upon move-out, which is typically completed by a professional cleaning crew of two (2) within three (3) hours. If the required cleaning exceeds the scope of standard services due to excessive dirt, grime, or damage caused by Tenant, the additional cleaning cost will be deducted from the Tenant’s Security Deposit from the deposit upon move out covers reasonable cleaning that can be accomplished by a crew of 2 professional cleaners in 3 hours or less; any additional crew members or manhours will be deducted from the tenants deposit.
- Outdoor cooking shack is locked and unavailable to tenants.
- Home sleeps six (6). No more than 10 people are allowed on the residence at any given time.
- No commercial photography/videography.
