Bayview Palms is centrally located in Sandestin® Golf and Beach Resort for convenient access to the beach, conference center, pools, Baytowne Wharf, the Sandestin® Marina, and Grand Boulevard. Not to mention all of the great shops and restaurants - so close! Everything within the resort, including Grand Boulevard, is accessible with the brand new golf cart that is included in the rental.
Bayview Palms is a nicely updated 2 bedroom, 2 bathroom main-floor condo in the heart of Sandestin® Resort with everything you need to have a great time! The interior is designed with coastal furnishings, drapes, and artwork and described as coastal calm. The kitchen and dining rooms are just updated, and both bathrooms are lovely! Gorgeous bay views are enjoyed from the screened-in deck year-round and guests are able to cart, walk, or bike to Baytowne Wharf, Sandestin® beach, and Grand Boulevard!

Bayview Palms is child-friendly. It is situated on the ground floor with a few steps leading to the front door - there are no steps to be climbed to move about the condo. We do provide a pack-n-play, but please bring your own sheet for it.
There is a king sized bed in the large master bedroom, with a gorgeous view of the bay out the back window. The master bathroom has a double-sink granite vanity, private bathroom, tub/shower combo, and a giant walk-in closet. There is a smart TV in the master bedroom!
The guest room has another king bed - the décor is tasteful and makes guests feel at home! Enjoy a smart TV in the privacy of the guest room.
Both bathrooms are supplied with high-end soap, lotion, shampoo, and conditioner. Our guests love it and often ask where they can get it once they return home!
The living room has a large sofa and 2 lounge chairs for kicking back and relaxing in comfort. The living room also has a smart TV - so remember to bring your Netflix/Amazon Prime/streaming credentials with you on your trip. There is more than enough room for everyone to settle in at Bayview Palms.
This privately-owned condo has a large kitchen with stainless steel appliances. The kitchen is fully equipped for the meals you want to cook in with non-stick Calphalon pots and pans. A Keurig coffee machine (and a few starter coffee pods) and traditional coffee maker welcomes you to the kitchen counter dining area for quiet mornings as the rest of the crew emerges from their restful nights sleep.
Bayview Palms is located centrally within the resort of Sandestin® and is on the bayside nestled amongst golf courses, the conference center, and Baytowne Wharf! Boomin Tuesdays, the weekly spring/summer fireworks at Baytowne Wharf, are clearly viewed from the deck. The beach is a mere 1 mile away (please bring your own beach towels), close enough to cart, walk, or bike over but far enough away to escape the hustle and bustle (and noise) of beach life. Walk out the front door and head in any direction towards fun and entertainment! All of the fun is within 1 mile of the front door!
The owners take great pride in providing the types of amenities that they, themselves, look for when traveling with their young family. You will find everything you need to cook, relax, and enjoy your vacation, including the 4-seater golf cart, a full-sized washer and dryer in the unit, power stations on each nightstand, beach chairs, great paper products, and a pack-n-play for your use. Cleanliness is critical to a guests experience and we employ the most highly-rated housekeepers in the area.

You may cart, bike, walk, or drive to everything Sandestin® Resort has to offer! Everywhere within the resort grounds has designated golf cart parking but you are also free to drive your own vehicle.

House Rules
- Renters must be at least 25 to rent the unit. Sandestin has mandatory quiet hours starting at 10:00 PM and they are enforced by property security.
- A golf cart liability waiver will be sent to the guest upon booking and must be signed by all who will drive the cart and proof of insurance must be provided. This is a requirement of the host's own insurance to allow use of the cart.
- Surveillance Device Disclosure: We have a security doorbell that records video and audio of those entering the home. There are no devices inside of the home.
RENTAL AGREEMENT AND POLICIES
By booking on VRBO, AirBnb, TripAdvisor Rentals, or (masked until booked), you agreed to the following terms.

Arrival time is 4pm or later. Once you check in at the Sandestin security gate, give them your name and condo number and they will issue you a car pass that has to be displayed on your window/dash.
Directions and Parking:
If you are using a GPS system, the address of the townhome is (masked until booked) in Miramar Beach, FL. Sandestin is a gated community so you will need to come through the visitor’s side of the entrance and check in with the guard for your parking pass. They will have your name on file (the name you used when making the reservation).
Once you enter through the main Sandestin gate you will turn right at the first roundabout and the Heron Walk townhomes are on the left. Turn left into the complex and then make another left and proceed to the unit on the right-hand side. We ask that if you have multiple cars, please park one in front of the unit and any additional vehicles just across the parking lot. We are only allowed to park one vehicle at a time directly in front of the unit. No campers, trailers, ATVs, boats, etc will be allowed to be parked in Sandestin at any time. If you have any of these items, please contact me at (masked until booked).
Door Code: You will receive a door code that allows you access to the condo for the specific dates you are here. Your DOOR LOCK CODE IS: _______. Please be sure you are always closing and locking the door when you leave the condo.
BEACH ACCESS AND BEACH CHAIRS - If you are going to the beach, you can walk, cart or drive. If walking, carting or biking, there is a tunnel that goes under 98 that you access just past the main entrance gate. If driving, simply cross 98 and go through visitor’s side of the gate. Your parking pass will allow you access to this side of Sandestin as well. The Sandestin beach access is located at the end of the road on the right-hand side right before you get to the Hilton. You will pass the private beach club and several high-rise condos on your right and the golf course on your left. When you pass the mini golf course on the right-hand side, the parking for the beach is immediately next. There are signs to show you where to take the boardwalk to the beach. Please make sure you rinse off any sand at the outdoor showers at the beach access. If you have any remaining sand on you or the chairs, toys, etc. Please use the outdoor hose located at the bottom of the ramp in front of our unit. If you do not rinse properly, the sand will clog up the bathtub drains.
STORAGE CLOSET - The storage closet has beach chairs and beach toys available to you to use.
HEAT/AC - Please be considerate with getting the doors closed when the AC/heat is on. Also, to maintain a comfortable temperature in the bedrooms, it’s helpful to draw the drapes by noon. Please do not turn the thermostat below 67 degrees during high temperature months nor have the a/c running with doors and/or windows left open as these will cause the system to freeze.
DURING YOUR STAY:
There is free WIFI available in the unit – _____ is the name but please be aware it is an unsecured line for all Heron Walk guests. The password is ____. There are televisions equipped with cable in both bedrooms and the family room. All televisions have smartTV functionality, so remember to bring your preferred online streaming credentials with you if you want to use Netflix, Amazon, HULU, etc! Please do not disconnect any of the TV components during your stay. Please keep the patio doors closed if the A/C is running.
The outdoor areas at Heron Walk townhomes are to remain clear at all times. No strollers, bikes, toys, beach chairs, towels, etc can be left on the outdoor walkways. Please use the outdoor storage closet (keep it locked) for any of the beach chairs, toys, etc and the bike racks for bikes if you’ve rented them for your stay. There are no grills available in the complex and the association does not allow any portable grills to be used outside.
We have very strict HOA rules that will be enforced.
Towels, please be sure to bring your own beach towels for the beach. Any of our towels that are missing or covered in sand are $15/each.
Non-Smoking Only throughout the entire condo and the deck. Any smoking results in the forfeiture of your damage deposit.
No pets of any kind.
No Parties or underage drinking. Only registered guests are allowed.
NO GRILLING of any kind is allowed in the unit or on decks.
Swim at your own risk.
Fire Extinguisher is under the kitchen sink.
The owners of the condo are not responsible for any damage to personal property or personal injuries on the property or in the condo. The undersigned guest, their guests, assignors, executors, and administrators, completely and fully legally releases and discharges the owners from any and all liabilities, claims, loss or damage of any nature which has been experienced, loss or damages related to any injury or injuries. The owners are held free from responsibility for acts of theft, vandalism, or damage to guests’ personal property.
NO refunds will be given for temporary outages of electricity, gas, water, cable, telephones, or other utilities. Outages should be reported immediately. Appliances, electronics, plumbing, and HVAC issues should be reported immediately for repair.
STORM POLICY: No refunds will be given unless: The state or local authorities order mandatory evacuations in a “Tropical storm/Hurricane Warning” area. The day that the authorities order a mandatory evacuation in a “Tropical Storm/Hurricane Warning” area, we will refund any unused portion of rent from a guest currently registered; any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay to come in after the warning is lifted; and any advance rent collected or deposited for a reservation that is scheduled to arrive before, during, or immediately after the Hurricane Warning period. Again, this policy only applies to “Tropical storm/Hurricane Warning” areas under mandatory evacuation orders by state and local authorities.
HOA/COA rules and regulations are in place to keep all owners and guests safe and provide a pleasant experience. All rules must always be followed. Owners and building associations reserve the right to exercise eviction authority for reasons deemed appropriate by the owners or Association. Booking Total will be forfeited in full in the event of an eviction with no refunds available to guest.

Please leave our home in the same condition that you found it and follow these basic procedures to ensure your deposit is fully refunded.
1) Empty all garbage cans and put bagged garbage in circle out front.
2) Please put all dirty dishes in the dishwasher and run the dishwasher as you leave.
3) Please empty refrigerator and freezer when you leave.
4) Please leave all sheets on the beds.
5) Please also leave all used towels on the hooks in the bathrooms.
6) If you have spilled anything on our rugs that you have not been able to clean up – they rent Rug Doctors at the Publix and WalMart (it’s a lot cheaper to rent that and clean the rugs than forfeit your security deposit for a rug stain).
7) Please clean the grill and Blackstone if you used it.
8) Please put all beach chairs, toys, etc. in the storage bin
9) Please leave a set of keys on the hook in the kitchen and make sure all doors are locked when you leave.
10) Check Out by 10am. The cleaning team comes promptly at 10am to turn over the unit for the next guests. Late departure will be an additional charge.
11) Please leave the house as you found it. Excessive departure cleaning will incur additional charges
FINAL NOTE:
This is a NON-SMOKING home, no smoking is allowed in the condo, on the screen porch or on the walkway in front of the condo at any time. You will be charged an additional cleaning fee and forfeit your damage deposit if this rule is broken.

Liability Waiver, And Assumption of Risk
It is the responsibility of the “Primary User(s),” defined as the renter who initially booked the reservation and is seeking, requesting, and being granted authorization to drive the golf cart and allow others to do so while the cart is in possession of the primary user, and all other Users, defined as any co-renter, guest or occupant of (masked until booked), seeking, requesting, and being granted authorization to drive the golf cart and while the cart is in possession of the “primary user,” to abide by all rules and regulations imposed by (masked until booked) (hereinafter referred to as “owner”) and rules and regulations of Sandestin Golf & Beach Resort. Failure to do so will result in immediate termination of use and may result in penalties and fines, imposed by both the resort and/or the owners, which will be charged to the “primary user.”
Note that driving of golf cart is limited to persons 18 years of age or older that possess a valid state issued driver’s license. Resort security strictly enforces the age and license requirement, and tickets will be issued to driver and to rental guest.
General Rules
• All User(s), primary and others, must sign “RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK AND INDEMNITY AGREEMENT” (below) and provide copy of driver’s license, and the Primary User must provide proof of valid vehicle insurance, prior to being authorized to use golf cart. Driving of golf cart is limited to persons 18 years of age or older with valid driver’s license. Person/persons executing agreement are responsible for all cart occupants and drivers during the time that the cart is in their possession and assumes full liability and responsibility for ensuring adherence to the rules and safety information provided.
• User acknowledges that cart was in good condition, with no visible damage, at time of delivery and user assumes full responsibility and liability for care of golf cart and any/all damages incurred. Any damage identified prior to user taking possession of the cart should be immediately reported to owner prior to use to avoid user assuming liability for any previously existing damage.
• The use of alcoholic beverages is strictly prohibited while operating the golf cart. Just as with motor vehicle law, anyone found to be under the influence of drugs or alcohol will be cited and charged by law enforcement.
• Rules of the road apply when golf carts are being driven through the Resort. Operator will obey all local, state and Resort regulations regarding the operation of this equipment.
• Golf cart must remain in designated golf cart parking spot when not in use unless owner stipulates that the golf cart should be left elsewhere. Both charger plug-ins must be connected when not in use. Any tow charges due to the cart not being charged properly or long enough for your travels will be taken out of your security deposit ($200 minimum per tow).
• User agrees that the golf cart will only be left at (masked until booked) overnight and not at any other locations.
• Maximum occupancy of golf cart is four (4) persons and it is the responsibility of the user to ensure that all passengers are safely secured and rear seatbelts are used. Infants and small children must be held securely by an adult occupant other than driver at all times. Occupants using rear seat must use seat belt.
• Golf cart may be used on approved roadways and paths within the resort. Use is not permitted on golf course cart paths or on grass/landscaped areas. Golf cart is not permitted on property outside of the resort. When crossing Highway 98, user must utilize the tunnel under the highway that is specifically for cart, biker, and walker use.
• Sandestin Golf and Beach Resort has a no tolerance policy for the operation of golf carts by unlicensed persons, which may result in the homeowners’ loss of use of the golf cart. If an unlicensed person under 18 is found to have operated the Golf Cart provided, use of the cart will be revoked, and the golf cart removed from the rental unit. It is strictly forbidden that a minor or any individual without a valid driver’s license operate this vehicle. At no time may a minor have a hand or hands on the steering wheel when the vehicle is moving. This requires users to have possession/control of vehicle keys when not in use.
• Anyone observed abusing golf cart rules and regulations will forfeit all use and privileges immediately
Proper Golf Cart Use and Care (please initial each)
Primary User acknowledges and agrees to the following rules while operating the golf cart:
______ All drivers must be at least 18 years old and hold a valid driver’s license
______ User will inspect cart within an hour of arrival and PRIOR TO USE and forward any noted issues to the owner via text and/or email with attached photos
______ User agrees that any issues/damage that happen during their stay will be their financial responsibility if not reported to owner/manager with documentation within an hour of arrival and prior to use
______ All golf carts operate and accelerate differently. Use caution when operating the golf cart
______ Golf carts may be driven only on common roadways and may not be operated on any sidewalk or path that is not specifically designated for such
______ Golf carts shall not be driven up on curbs
______ Golf carts shall not be driven through water or deep puddles
______ Children shall not be on or around the golf cart without adult supervision
______ The golf cart key shall never be left in the ignition
______ The number of passengers per cart must not exceed the passenger limit and load capacity designated by the vehicle’s manufacturer (4 persons for this cart, per E-Z-GO)
______ All persons are required to be seated in an installed seat specifically designed for such, during the operation of the golf cart and are not permitted to stand up or be seated upon the body or framework of the cart

______ Operator will obey all local, state and Resort regulations regarding the operation of this equipment
______ User agrees that the golf cart will only be left at (masked until booked) overnight and not at any other locations
______ Golf cart keys must always be kept out of reach of those under 18
______ Passenger(s) using rear-facing seat(s) must use seat belt(s) if provided
RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK AND INDEMNITY AGREEMENT
(GOLF CART)
This Release and Waiver of Liability, Assumption of Risk and Indemnity Agreement (hereinafter referred to as “Agreement”) is executed (via online booking, electronic signature, or in writing) and agreed to in exchange for the undersigned(s) (the term undersigned shall include all family members of the undersigned, including but not limited to spouses, children and guests of undersigned) being allowed to use the golf carts ("Golf Cart")_located at the premises, agrees with the owner ("Owner") their successors and/or assigns of the property located at (masked until booked), Miramar Beach, Florida 32550 (“Premises”) to be bound by each of the following:
1. Responsibility and Age Requirements. I hereby acknowledge that I am responsible for the supervision and use of the Golf Cart and that no one under the age of 18 will be allowed to drive the Golf Cart, and no one 18 and over will be allowed to drive the golf cart without a valid driver’s license. I understand that the use of the Golf Cart is a privilege and not a right and as such may be revoked by Owner in Owner's sole discretion. Furthermore, the undersigned affirms that anyone using the Golf Cart shall abide by all local, county, association and state rules and regulations as it relates to the use of the Golf Cart on private or public roads and the lack of knowledge of said rules shall not act as a defense against Owner.
2. Identification of Risks. The use of the Golf Cart by the undersigned may involve risk of injury and loss, both to person and property. The risk of injury may include the possibility of permanent disability and death. This Agreement is intended to address the risks associated with the undersigned’s use of the Golf Cart, including but not limited to: (a) use and conditions of the Golf Cart; (b) lack or inadequacy of policies, rules, or regulations governing the use of the Golf Cart; (c) the failure of Owner or Owner’s agents to foresee or to protect the undersigned from actions, inactions, negligence, recklessness, or intentional or criminal misconduct of persons not affiliated with Owner; or (d) the lack or inadequacy of supervision.
3. Assumption of Risk. The undersigned assumes all risk, known and unknown, foreseeable and unforeseeable, in any way connected with the use of the Golf Cart and accept full responsibility for any liability, injury, loss, or damage in any way connected with the use of the Golf Cart.
4. Sole Accessibility. The undersigned will not allow anyone other than authorized guests, 18 years of age and over, with a valid driver’s license to use or operate the Golf Cart. If an authorized guest is allowed to use or operate the Golf Cart, the undersigned shall be responsible for any and all damage to the Golf Cart or damage caused to a third party by the use or operation of the Golf Cart. The undersigned affirms that said guests shall abide by all local, county, association, and state rules and regulations as it relates to the use of the Golf Cart on private or public roads and the lack of knowledge of said rules shall not act as a defense against Owner.
5. Release and Waiver. The undersigned releases, waives, and discharges and agrees not to sue Owner from all liability to the undersigned, the undersigned’s personal representatives, assigns, heirs and next of kin for any and all loss or damage (including attorneys’ fees) and any claim or demand therefore on account of injury to the undersigned’s person or property or resulting in death, now and forever, arising out of or related to the use or operation that may occur, whether caused by negligence of the Owner or otherwise.
6. Indemnification. The undersigned agrees to indemnify and hold harmless Owner from all claims for any liability, injury, loss, damage, or expense, including attorneys’ fees (including the cost of defending any claim the undersigned might make, or that might be made on the undersigned’s behalf, that is released or waived by this instrument), in any way connected with or arising out of the use of the Golf Cart. If a third party shall gain access to the Golf Cart while the undersigned is in possession of the premises, then the undersigned agrees to be liable to Owner for any damage (including but not limited to vandalism) done to the Golf Cart or any other person or property. Liability includes financial responsibility to replace or repair any property damaged by said third party. The undersigned all agree to indemnify and hold harmless Owner for any injuries, including attorney’s fees, allegedly suffered by any third party, including any injuries that result from the negligence of Owner.
7. Governing Law. This Agreement shall be interpreted, construed, and governed according to the laws of the State of Florida, County of Walton.
8. Amendments. No amendment or variation of the terms of this Agreement shall be valid unless in writing and signed by the parties.
9. Entire Agreement; Binding Effect. This Agreement constitutes the entire agreement between the parties and shall bind and inure to the benefit of the parties and their respective successors, heirs, and legal representatives.
10. Headings. Paragraph headings are for reference purposes only and shall not affect the meaning, construction, or effect of this Agreement.
11. Attorney Fees. Prevailing party shall be entitled to all damages, costs, and expenses, including reasonable attorney’s fees, as a result of any litigation arising in any manner associated with this Agreement.
12. Severability. Should any provision of this Agreement be declared void against public policy or for any other reason, that provision shall not affect the validity of any other provision.
13. Authority for Transaction. This Agreement and the instruments and documents contemplated hereby and the execution and delivery hereof does constitute a valid and binding obligation of the parties and is enforceable in accordance with Florida law.
14. Pronouns. All pronouns and any variations thereof shall be deemed to refer to the masculine, feminine, neuter, singular or plural, as the identity of the person or entity may require.
THIS IS A LIMITED WAIVER AND RELEASE OF LIABILITY. I HAVE CAREFULLY READ, UNDERSTAND, AND VOLUNTARILY AGREE TO THIS AGREEMENT AND CONSENT. I UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING THIS AGREEMENT. I AM SIGNING THIS AGREEMENT VOLUNTARILY. IN EXCHANGE FOR THE USE OF THE GOLF CART ON BEHALF OF MYSELF AND THE BELOW-NAMED AUTHORIZED GUESTS, I VERIFY THAT I FULLY UNDERSTAND, AGREE TO, AND ACCEPT ALL PROVISIONS OF THIS AGREEMENT.
