Steeped in over a century of history, our Queen Anne cottage has been meticulously restored, offering a delightful blend of Victorian charm and modern comfort.
Step into the past as you explore the rich character of this 100+ year-old home, now thoughtfully divided duplex-style. One side is a chill business office and the other is your own generously appointed 1-bedroom apartment, ensuring your stay is both peaceful and private.
Upstairs, the expansive bedroom boasts a luxurious king-size bed and a Smart TV for your entertainment. The first-floor living room has a sofa that transforms into a queen bed, featuring a memory foam mattress. Both sleeping areas are equipped with room darkening shades and a white noise machine.
The bathroom is next to the bedroom, abounding in vintage allure with its antique clawfoot bathtub (that doubles as a shower). Weve got your comfort covered with linens, towels, hair dryer, and an iron/ironing board.
Relax in the living room, offering ample seating and another Smart TV (bring your own streaming account logins). An Amazon Echo stands ready as your Bluetooth speaker. The well-equipped kitchen invites culinary adventures, ensuring you can cook, serve, and savor meals together in the adjacent dining room.
Eco-conscious guests will appreciate that the home is outfitted with geothermal heat, a nod to our commitment to more sustainable living.

Weve got a set of house rules to ensure everyone has a fantastic stay. Failure to follow these might lead to additional charges or, in the worst-case scenario, termination of the reservation without a refund.
📝 Booking Agreement: Please sign the digital rental agreement within 48 hours of booking (or ASAP if you’re arriving in the next 5 days). Failure to do so may lead to cancellation based on the agreed-upon cancel policy. We want to make sure everything’s set for your stay!
🏡 Treat It Like Family: Be a thoughtful guest — imagine its your favorite aunt and uncles place. Clean up after yourself and leave things as you found them.
🚫 No Shenanigans: Keep it cool — no drugs, illegal activities, unaccounted-for guests, or parties. Breaking this rule could result in your reservation being terminated without a refund. Let’s not part ways on bad terms.
🚭 No Smoking: If you need to puff, do it in the backyard. No smoking or vaping indoors, in the side walkway area, or on the back patio furniture.
🏘️ Neighborly Vibes: Respect our neighborhood. Keep noise down after dark, and save the party vibes for Broadway. Nashvilles quiet hours are 11 pm to 7 am.
🐾 Furry Friends Welcome: Bring up to 2 potty-trained, well-behaved dogs for $25 each per night. Let us know in advance; the fee will be added to your reservation. (On Airbnb it’s collected via their Resolution Center after booking.) Dogs may roam off-leash in the fully fenced yard as long as you clean up after them. All furniture must remain pet-free unless you cover it with sheets you bring with you. Our space is for dogs and humans only — no other creatures allowed.
💁🏻♀️ Age and Guests: The primary guest (the one who books) must be 21+, stay the whole time, and be responsible for the group and the home. Our nightly rate covers 2 guests or less. Extra guests (up to our max) are charged at $20 each per night. Final headcount must be confirmed and paid no later than 24 hours prior to arrival. Our max occupancy is firm at 4 guests, and only those listed on the reservation are permitted on the property. No additional visitors for any length of time. Middle TN residents, reach out for approval before making a reservation. Instant bookings by locals are subject to cancellation. Families and children are always welcome, but the home is not child-proofed.
🎉 Festive Decor: Planning to hang decorations? Wall-saver tape is required and all decor must be removed prior to check-out. Any damage to walls, ceilings, or paint will be charged to the guest.
📷 Camera Awareness: Safety and privacy matter! There are 3 actively recording security cameras (in the front, side, and back of the home). There are no cameras or recording devices inside. The house is equipped with an Alexa-enabled bluetooth speaker.
🛠️ Keep Us in the Loop: Accidents happen. Inform us about any breakages or damage so we can address them promptly. We appreciate your honesty.
🧰 Appliances and Repairs: Well tackle household equipment issues as quickly as possible. If we cant restore an appliance or other equipment to habitable standards (as determined by us), well do our best to relocate guests or, if not possible, refund the remainder of the stay. In the rare event this happens, we are not financially responsible for new accommodations.
💼 Liability Matters: Were not responsible for accidents, injuries, illnesses, or the loss of valuables on the premises. Guests assume the risk of any harm arising from their use of the property and take on all liability and expenses to repair or replace things they break.

* Guests are required to sign an electronic rental agreement within 48 hours to finalize their reservation. This is a simple process that can be completed from your smartphone, computer, or tablet. The rental agreement must be signed within 48 hours (or immediately upon receipt if your arrival is within 5 days) or your reservation is subject to cancellation in accordance with the agreed-upon cancellation policy.
* Be a kind and considerate human, and treat the place as if it were your favorite aunt and uncle's. Remember that the home belongs to real people. At the conclusion of your stay, follow check-out procedures (they're easy peasy) and return the home in the same condition in which you found it.
* Drugs, illegal activity, and parties are strictly prohibited. Violations will result in immediate termination of the reservation without refund.
* Smoking is only permitted in the backyard and cigarette butts must be disposed of properly. No smoking of any kind in the home, in the side walkway area, or on the back patio furniture—including e-cigarettes and vape pens. (No ifs, ands, or butts about it.)
* Remember you're staying in a residential neighborhood and there's a business on the other side of the house. We care about our neighbors and our community, so please be courteous and respectful with your volume levels. While we absolutely want you to have a great time while you're here, please keep the partying on Broadway or in Five Points and not at our home. Noise violations and/or complaints will result in termination of the reservation without refund.
* We welcome potty-trained, well-behaved dogs, up to 2 dogs per stay, for a fee of $25 per night per dog. Please let us know ahead of time if you plan to bring pets and the fee will be added to your reservation. Your fur babies must be housebroken, non-aggressive, and not display repeated, unprovoked barking. (Indoor piddle pads are not allowed.) They must be on a leash at all times outside the home. Please walk your dog on the grass outside the home for bathroom needs and clean up all waste immediately, disposing in the outdoor trash receptacle. Pets are not allowed on the furniture unless you keep furniture covered at all times with sheets/coverings you bring with you. We are unable to accommodate cats, birds, reptiles, rodents, or any other creatures: humans and dogs only. If you have a unique circumstance, please discuss with us first.
* Local laws require that the primary guest booking the reservation be at least 21 years of age and stay for the entirety of the reservation. Only those guests specifically accounted for in the reservation are permitted on the property. No additional guests are allowed for any length of time. Attempts made to bring undisclosed guests/visitors onto the property will result in immediate termination of the reservation without refund. By making a reservation, it is also acknowledged and understood that we have actively recording exterior security cameras in the front/side/back of home. There are—of course—no cameras or recording devices inside the home. The house is equipped with an Alexa-enabled bluetooth speaker in the living room.
* Local residents seeking to book with us are subject to prior approval and are required to contact us before making a booking. If you live in the Middle Tennessee area, please do not book until you have discussed your plans with us and received approval. Instant bookings by local residents are considered a breach of house rules and are subject to cancellation.
* Communicate any breakages and/or damage. We understand accidents happen, so just let us know if one does. Usually we can address these quickly if we're informed in a timely manner—which means you're more likely to have your full security deposit returned.
* While appliances and other household equipment are believed to be in good working condition, some deficiencies only present themselves while they're continuously used by guests. We reserve the right to take up to 24 hours to tend to non-emergency issues. Remember that this is an independently-owned home and we are therefore at the mercy of subcontractors' availability for service and repairs. If we are unable to get an appliance or other equipment up to habitable standards (as determined by us), we will do all we can to relocate guests to an adequate property, or, if we are unable to do so, refund the remaining cost of the stay so they can seek alternate accommodations. In the rare instance this occurs, note that we cannot be held financially responsible for new accommodations.
* We are not responsible for any accidents, injuries, or illness that may occur while on the premises, or for the loss of personal belongings or valuables. By making a reservation, it is agreed that all guests expressly assume the risk of any harm arising from their use of the premises. Guests also assume all liability and expenses to repair damages/loss when making a reservation to stay with us.
