OUR VIEWS are out of this world!!!!...our property overlooks the Black and Unicoi Mountain ranges. On a clear day, you can even see Mount Mitchell the highest point east of the Mississippi River. In the winter when the leaves drop, the view opens to a full 180 degrees from Mt. Mitchell to Roan Mountain. Enjoy your coffee in the morning on the 800 sq ft of the covered porch overlooking the fog-blanketed valley below, and your cocktails in the evenings watching a spectacular mountain sunset or cozy up to the woodstove with a good book and enjoy the sounds of rain on the tin roof. All rooms in the house have a VIEW. PRIVACY: Hawks View offers true mountain PRIVACY. Situated on a secluded, 4-acre tract of land with no adjacent homes and easy access off a private paved road. No public roads in front of the house.
UNIQUE: Designed and built by an award-winning architect and resident artist from nearby Penland School (3 miles), the house is a blend of both modern and traditional cabin-style architecture with an artistic touch throughout. Handmade ceramic sinks by local artists and other unique elements of creativity are unexpected treats.
LAYOUT: This home features 1400 SF of living space with 2 bedrooms, 2 baths, loft, balcony plus 800 sq ft of covered porches with hemlock log columns and handcrafted stonework. Pine hardwood floors and ceilings throughout with vaulted ceilings in the living room and loft areas. The master bedroom upstairs has a queen bed, bathroom, and its own private deck. Also upstairs is the loft with a pullout futon (full size) and game table with games, puzzles, and books for guest use. The main floor has the guest bedroom with a queen-size bed, desk, and bathroom, and a fully equipped kitchen and dining area adjacent to the living room with a flat-screen TV and a cozy wood stove. For your safety, our home has exterior security cameras that monitor the driveway and rear of the house. We have sensors that monitor the opening and closing of doors and windows. Activities are recorded for potential security breaches and for your protection.
Winter Weather/Road Conditions: Winter weather conditions and the amount of snow or ice that could affect your trip to Hawks View House cannot be predicted. It can snow, sleet, and ice over any time in any amount from Oct thru April as NC is just a series of cold fronts from up north. Many factors including the severity and duration of the winter weather, as well as the type of vehicle you are driving (2WD,4WD, AWD), the condition and type of tires on your vehicle (snow tires) along with your level of expertise in driving in these conditions, are all variable factors. The main paved subdivision road and the gravel driveway to Hawks View House are not maintained by the County and although some snow plowing and scraping may be arranged it is not guaranteed. In general, if there is considerable snow and/ or ice on the main paved private road to Hawks View House we recommend that your trip be rescheduled. We have a no refund policy for winter weather conditions however we will try to accommodate you for different dates once the weather has cleared preferably close to your original dates and within 2 months of your original booking. If you booked off-season with discounted rates or last-minute specials, you will have to pay the difference if you decide to come when rates are higher.

The main private road up to Hawks View House is paved ( 1/2 mile) and our driveway is maintained gravel (600 ft). During the non winter months most vehicles even ones with low clearance like our Honda Fit have no problems getting in and out of Hawks Views.

Security Deposit claims will be initiated if any pet occupies the property for any period of time without the prior approval of the owner.
TODDLERS: If you are parents or are traveling with toddler-age children, Hawks View may not be the best vacation rental option for you due to a number of factors; our wrap-around deck does not have guard rails and it is a 30" (inch) drop to the ground below, the house site has a very steep bank on the view side, also the stair to the 2nd floor has open risers. The wood-burning stove and gas firepit on the deck may also present a danger to younger age children. Therefore If you decide to book with children you understand that they must be supervised at all times and by making a booking you are expressly assuming the risk of any harm arising from the use of Hawks View premises. The property owners of Hawk’s View House are not liable for unintentional or intentional injuries to any guests from any accidents, injuries, or illnesses that occur while on the premises.

Hawks View is NON-SMOKING. Evidence of smoking inside will result in a security deposit claim. You may smoke outside on the porches, but Please dispose of cigarette butts properly and do not throw them in the yard or garden, THANKS.
HEATING the HOUSE: The main heat source for the house is the air handlers located at the top of the stairs and in each bedroom as well as the gas propane monitor heater next to the door going into the utility room. Please use these units as your primary source of heat.
WOOD STOVE + FIREWOOD INSTRUCTIONS (October thru April ONLY):
Please read the instructions posted on the wall next to the stove and follow them. Wood is easily wasted if the stove is run with both dampers wide open or with the front door open. The wood stove is provided for ambiance only during the months of Oct thru April. NO WOOD STOVE FIRES during other months. We provide guests with a courtesy tub of firewood and kindling. We do not have an unlimited supply for each guest, it is a shared resource. Additional logs can be purchased at $1 apiece. Please use the honor system and leave the money for additional wood on the dining table with your name, the amount purchased, and your money. Firewood usage is noted by housekeeping prior to your arrival and at departure
WATER USAGE: Please note that Hawks View House runs off a mountain well at a high elevation. We do not have unlimited city water therefore we recommend that you use water conservatively.
Showers: Please try and limit showers to 10 minutes or less and if you have more than 3 people in your party space the showers out throughout the day if at all possible.
Dishwasher: Set the dishwasher to a 1-hour cycle and run full loads.
The normal cycle is over 3 hours of wash time.
Laundry: please do not do personal laundry the morning of departure as we have several loads of laundry to do after you leave to get ready for the next guest. If you need to do laundry during your stay we recommend the Quick Wash Cycle without the optional extra rinse cycle.
CHILDREN should be watched at all times: Children are welcome however guardians should take care to watch their young children very carefully on the decks and surrounding property, which is steep. Please email or call before booking if you have any questions about making a reservation with young toddler-age children. Older children should not be allowed to roam the 4 acres unsupervised. Renters that have children or guests under the age of 18 acknowledge by signing this agreement that the owner has informed them of the dangers of the decks and property and is held blameless in the event of injury.
INJURY and or LIABILITY: Please note that the property owners of Hawk’s View House are not liable for the following: unintentional or intentional injuries to Guests or pets caused by any means: any accidents, injuries, or illness that occur while on the premises, acts of theft, vandalism or damage to Guests personal property and any inconveniences caused by Acts of God including bad weather (Winter Weather/Road Conditions - rain/ice/storms/cold, etc). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise
NEIGHBORS PROPERTY: At the start of our gravel driveway you may notice a gate where the paved road continues up the mountain and a pond to the right side. These areas past the gate and down around the pond are our neighbor’s property, so please respect his privacy and DO NOT wander up the road or down to the pond. Violators will be prosecuted by the neighbor.
SEPTIC TANK: The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Please DO NOT flush feminine products (tampons etc) at any time.
HOUSE ELECTRONICS: Please DO NOT unhook or unplug any electronics at the house such as the TV, Blue Ray/DVD player or soundbar. Also, please DO NOT unplug any of the items in the black power strip next to the right of the stereo.
All house systems are set up in a very particular way so that they function properly.
There will be an additional charge of $50 to send a tech person out to re-hook up any systems that have been discounted.
NO DISCHARGING OF FIREARMS is permitted on the property.
NO OUTSIDE FIRES are permitted except in the gas grill and gas fire pit.
Do not re-arrange furniture or decorations or take any furniture outside. At departure please return all patio furniture to its original location upon arrival.
As pet lovers ourselves, we understand how hard it can be to find vacation accommodations when traveling with your pet/pets. Our pet policy is to ensure we can continue to offer Hawks View House as a PET-FRIENDLY rental property. Therefore, all pets must be pre-approved by the homeowner and pet fees paid. Evidence of non-disclosed pets occupying the property will result in a forfeit of your damage deposit.
Pets are allowed as a courtesy to owners who want to vacation with their fur babies. Please understand that we have more guests who don’t vacation with their pets and many who are allergic to pet hair, so we are very firm about our pet policy and the need to keep your pet’s hair off bedding, pillows, blankets, and furniture. Our housekeeping staff can vacuum and mop floors accordingly but once a pet hair gets stuck to fabric items it is quite impossible to remove it entirely and it must be replaced.
1. We only accept pets that are fully house-trained and spayed/neutered. If you have a large dog (over 55 lbs) or dogs that are heavy shedders or more than one pet, please email or call so we can discuss this in more detail. In general, well-behaved dogs 55 pounds or smaller are fine.
2.. Pets are NOT allowed on furniture or beds unless it is covered by your sheets and /or towels (please make sure you bring these items as needed).
Please bring your pet's bedding, crate, food dishes, etc. Evidence of pets on furniture or in beds will result in additional cleaning fees.
We recommend folding up bedding and putting it in the closet if not needed and not letting it get on floors that may have your pet's hair on it.
3. All pets must be up to date on flea treatment with a brand-name medication within 20 days of your arrival. Ticks are prevalent in the mountains; therefore, we recommend tick treatment in addition to flea treatment if your dog will be hiking or outside with you during your vacation.
4. Please clean up after your dog's poop. Pet bags are by the front door. No dogs are allowed in the flower garden in the front of the house (tramping perennials, digging, or pooping). We understand accidents can happen, if this is the case please use the “pet enzyme cleaner” provided on the utility room shelf for clean-up. Please DO NOT use guest towels on pets. Old washcloths and outside towels are provided for cleanup on the shelf above
5. For your pet's safety, we recommend that you keep your pet on a leash when walking as well as fully supervised at all times. (cable tethers are provided in the utility room for use on the deck columns). Deer are often seen on the property and some dogs may chase them off-site into the surrounding woods. Female deer can be extremely protective of their young and aggressive towards dogs in pursuit. Also, wild animals such as coyotes and bears are in the area. We assume no responsibility for illness or injury to pets while on the premises

The property owners of Hawk’s View House are not liable for unintentional or intentional injuries to any guests from any accidents, injuries, or illnesses that occur while on the premises.
Winter Weather/Road Conditions: Winter weather conditions and the amount of snow or ice that could affect your trip to Hawks View House cannot be predicted. It can snow anytime in any amount from Oct thru April as NC is just a series of cold fronts from up north. Many factors including the severity and duration of the winter weather, as well as the type of vehicle you are driving (2WD,4WD, AWD), and the condition and type of tires on your vehicle (snow tires) along with your level of expertise in driving in these conditions, are all variable factors. The main paved subdivision road and the gravel driveway to Hawk's View House are not maintained by Mitchell County and although some snow plowing and scraping may be arranged it is not guaranteed. In general, if there is snow and/ or ice on the main paved private road to Hawks View House we recommend that your trip be rescheduled. We have a no refund policy for winter weather conditions however we will try to accommodate you for different dates once the weather has cleared preferably close to your original dates. If you booked off-season with discounted rates or last-minute specials, you will have to pay the difference if you decide to come when rates are higher.
Hawks View is NON-SMOKING. Evidence of smoking inside will result in a security deposit claim. You may smoke outside on the porches, but Please dispose of cigarette butts properly and do not throw them in the yard or garden, THANKS.
HEATING the HOUSE: The main heat source for the house is the air handlers located at the top of the stairs and in each bedroom as well as the gas propane monitor heater next to the door going into the utility room. Please use these units as your primary source of heat.
WOOD STOVE + FIREWOOD INSTRUCTIONS (October thru April ONLY):
Please read the instructions posted on the wall next to the stove and follow them. Wood is easily wasted if the stove is run with both dampers wide open or with the front door open. The wood stove is provided for ambiance only during the months of Oct thru April. NO WOOD STOVE FIRES during other months. We provide guests with a courtesy tub of firewood and kindling. We do not have an unlimited supply for each guest, it is a shared resource. Additional logs can be purchased at $1 apiece. Please use the honor system and leave the money for additional wood on the dining table with your name, the amount purchased, and your money. Firewood usage is noted by housekeeping prior to your arrival and at departure
WATER USAGE: Please note that Hawks View House runs off a mountain well at a high elevation. We do not have unlimited city water therefore we recommend that you use water conservatively.
Showers: Please try and limit showers to 10 minutes or less and if you have more than 3 people in your party space the showers out throughout the day if at all possible.
Dishwasher: Set the dishwasher to a 1-hour cycle and run full loads.
The normal cycle is over 3 hours of wash time.
Laundry: please do not do personal laundry the morning of departure as we have several loads of laundry to do after you leave to get ready for the next guest. If you need to do laundry during your stay we recommend the Quick Wash Cycle without the optional extra rinse cycle.
CHILDREN should be watched at all times: Children are welcome however guardians should take care to watch their young children very carefully on the decks and surrounding property, which is steep. Please email or call before booking if you have any questions about making a reservation with young toddler-age children. Older children should not be allowed to roam the 4 acres unsupervised. Renters that have children or guests under the age of 18 acknowledge by signing this agreement that the owner has informed them of the dangers of the decks and property and is held blameless in the event of injury.
INJURY and or LIABILITY: Please note that the property owners of Hawk’s View House are not liable for the following: unintentional or intentional injuries to Guests or pets caused by any means: any accidents, injuries, or illness that occur while on the premises, acts of theft, vandalism or damage to Guests personal property and any inconveniences caused by Acts of God including bad weather (Winter Weather/Road Conditions - rain/ice/storms/cold, etc). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise
NEIGHBORS PROPERTY: At the start of our gravel driveway you may notice a gate where the paved road continues up the mountain and a pond to the right side. These areas past the gate and down around the pond are our neighbor’s property, so please respect his privacy and DO NOT wander up the road or down to the pond. Violators will be prosecuted by the neighbor.
SEPTIC TANK: The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Please DO NOT flush feminine products (tampons etc) at any time.
HOUSE ELECTRONICS: Please DO NOT unhook or unplug any electronics at the house such as the TV, Blue Ray/DVD player or soundbar. Also, please DO NOT unplug any of the items in the black power strip next to the right of the stereo.
All house systems are set up in a very particular way so that they function properly.
There will be an additional charge of $50 to send a tech person out to re-hook up any systems that have been discounted.
NO DISCHARGING OF FIREARMS is permitted on the property.
NO OUTSIDE FIRES are permitted except in the gas grill and gas fire pit.
Do not re-arrange furniture or decorations or take any furniture outside. At departure please return all patio furniture to its original location upon arrival.
As pet lovers ourselves, we understand how hard it can be to find vacation accommodations when traveling with your pet/pets. Our pet policy is to ensure we can continue to offer Hawks View House as a PET-FRIENDLY rental property. Therefore, all pets must be pre-approved by the homeowner and pet fees paid. Evidence of non-disclosed pets occupying the property will result in a forfeit of your damage deposit.
Pets are allowed as a courtesy to owners who want to vacation with their fur babies. Please understand that we have more guests who don’t vacation with their pets and many who are allergic to pet hair, so we are very firm about our pet policy and the need to keep your pet’s hair off bedding, pillows, blankets, and furniture. Our housekeeping staff can vacuum and mop floors accordingly but once a pet hair gets stuck to fabric items it is quite impossible to remove it entirely and it must be replaced.
1. We only accept pets that are fully house-trained and spayed/neutered. If you have a large dog (over 55 lbs) or dogs that are heavy shedders or more than one pet, please email or call so we can discuss this in more detail. In general, well-behaved dogs 55 pounds or smaller are fine.
2.. Pets are NOT allowed on furniture or beds unless it is covered by your sheets and /or towels (please make sure you bring these items as needed).
Please bring your pet's bedding, crate, food dishes, etc. Evidence of pets on furniture or in beds will result in additional cleaning fees.
We recommend folding up bedding and putting it in the closet if not needed and not letting it get on floors that may have your pet's hair on it.
3. All pets must be up to date on flea treatment with a brand-name medication within 20 days of your arrival. Ticks are prevalent in the mountains; therefore, we recommend tick treatment in addition to flea treatment if your dog will be hiking or outside with you during your vacation.
4. Please clean up after your dog's poop. Pet bags are by the front door. No dogs are allowed in the flower garden in the front of the house (tramping perennials, digging, or pooping). We understand accidents can happen, if this is the case please use the “pet enzyme cleaner” provided on the utility room shelf for clean-up. Please DO NOT use guest towels on pets. Old washcloths and outside towels are provided for cleanup on the shelf above
5. For your pet's safety, we recommend that you keep your pet on a leash when walking as well as fully supervised at all times. (cable tethers are provided in the utility room for use on the deck columns). Deer are often seen on the property and some dogs may chase them off-site into the surrounding woods. Female deer can be extremely protective of their young and aggressive towards dogs in pursuit. Also, wild animals such as coyotes and bears are in the area. We assume no responsibility for illness or injury to pets while on the premises

CANCELLATION REFUND POLICY: If you need to cancel your reservation, please do so in writing (email is fine) by NOON CST (central standard time) on the appropriate day. REFUNDS: Guests who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If you cancel between 60 - 30 days before check-in, you will get back 50% of the amount you have paid. No refunds will be given for cancellations within 29 days of your arrival date even due to proof of COVID.
