Welcome to Hillside Cottage. This 2 bedroom 2 bathroom home sits on a private lot w/ seasonal views. Take a walk around the loop to get the full mountain experience or enjoy the mountain air on one of the 2 decks our cozy home offers!
Our home offers level private parking w/carport. Kitchen w/ dining. A wood burning fireplace. Smart HD TVs w/Fire TV in all bedrooms and living room. Enjoy family fun in our game room w/classic video games. Full size washer and dryer. In addition to the king and queen size beds in the bedrooms, there is a queen-size pull-out sofa upstairs. This location does not have an outdoor grill.

Our home is centralized to many of your favorite attractions and amenities. Downtown Gatlinburg 1.3 mi, Trolly Station and Food City 1.3mi, Arts Crafts Village 2mi, Smoky Mountain National Park 4.5mi, Dollywood/Pigeon Forge 8mi, and Grotto Falls 5.5mi. A list of nearby restaurants and things to do will be included in the Welcome Booklet onsite.

This home does not offer large parties or gatherings. 4x4 not needed to gain access to the property. Minimum age to rent is 25 yrs old unless authorized by the owner. Sleeps up to 6 guests. Parking up to 2 vehicles. Indoor Smoking and pets are prohibited! 🐻Wildlife may occasionally approach the property. Please be sure not to leave any trash outside and lock your vehicle at all times. Cameras are located on the premises for the protection of the property. Please lock all doors & windows when leaving. An email w/ all rules will be emailed to you upon booking and a copy of the rules will be included in the welcome booklet onsite.

Check In: 4PM - Flexible

Check-in is after 4pm. A code will be provided 2 days before check-in. There is covered parking and you can fit up to 2 vehicles on the property. Free WIFI is included: If there is anything else you need, like recommendations or directions or anything for the house, just let me know and I will try my best to accommodate your request. I am happy to help and want you to have a 5 star experience.

I know, rules are over rated when you're on vacation, but as a host, our aim is to ensure that you have a great experience making lasting memories at our home. These rules help ensure that each guest will have the same great experience in the future.

By booking this home and/or signing the rental agreement, you are agreeing to follow all of the house rules listed below. We have spent countless hours making sure this home is a perfect fit for you and our future guests. We take pride in our home. We are Veteran owned and operated.

Our refund policy is firm. We will not issue a refund for weather conditions/events outside our control. Please consider purchasing travel insurance to protect your trip.

This home is located in a centralized location, but still in the mountains. No 4x4 needed to gain access to the property, but please be careful when traveling. Expect to see tons of wildlife during your visit so please supervise all children when on our property.

Do not feed any wildlife.
Do not leave food or trash inside your vehicle or outside on the front porch or decks. There is a trash can located on the top deck. Please place all trash in the trash can.
Lock you vehicles at all times. We are not responsible for any items stolen or damaged.
No parties or large gatherings. Our property can only accommodate up to 6 guests at a time. If there are more than 6 guests, you will be asked to leave and no refund will be given.

No pet(s) allowed on the property. If we become aware there are pet(s) on the property, you will be asked to leave with no refund given and an additional $150 pet cleaning fee will be charged.

If there are any items damaged or stolen, you will be responsible for repair or replacement cost.

Wood burning fireplace is ONLY permitted to be used between October - February. All children must be supervised while utilizing the fireplace

Please be mindful and respectful of your nose level.

We do have exterior cameras on the property for our protection and yours. If you are caught tampering or disconnecting the cameras, you will be asked to leave with no refund given and an additional fee of $200 will be charged.

Smoking of any kind, including vaping, is strictly PROHIBITED inside the home. If there is evidence of smoking of any kind, you will be charged an additional $150 deep cleaning fee. Please clean up after yourself.

We understand that there may be times when weather conditions may affect your travel. It is your responsibility to monitor the weather conditions prior to your arrival. No refunds for any weather, power outages, acts of God, natural disasters, wildlife/bugs, or anything beyond our control.

No early check-in unless authorized. This will be authorized by our cleaning crew.

Refundable Damage Deposit

Security deposit is required and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card exactly 2 day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to provide a valid credit card to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within five (5) business days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, hot tub damage fee, smoking fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration.

Cancellation Policy

Cancel 30 days before check-in and receive 100% of the amount paid. If canceled between the 14th & 29th day before check-in, you will receive 50% of the amount paid. If canceled 14 days or less, no refund will be provided.
