1. Local guests must communicate with us before booking.
2. Guests will respect and abide by the rules listed on the property.
3. You agree to Airbnb/Vrbo’s/Houfy’s/FurnishedFinders terms of service.
4. You must provide a valid working phone number.
5. Occupancy limits: There cannot be more than 12 people on or in our property at any given time unless otherwise discussed.
6. Smoking fee: There is a $200 per day fee for smoking inside the unit. Late checkout fee: There is a $50 fee for unauthorized late checkouts. Any violations of house rules resulting in a discount or refund for the next guest will be your responsibility to pay.
7. Guests are kindly requested to maintain a reasonable level of cleanliness during their stay. In the event that the home is left excessively dirty upon checkout, beyond what is typically considered courteous, you agree to cover the costs associated with excessive cleaning, such as causing stains on furniture, floors, or walls that require specialized treatment.
8. There is a $150 admin fee for damages that require third party services (contractors, as an example).
9. Check-out time is at 10 am EST unless otherwise discussed. There is a $50 charge for checkouts beyond 10:30 am EST. Unauthorized checkouts beyond 12 pm EST will be charged the market price of the daily rate, but you will not have possession of the property.
10. Native Bugs: While our home near the lake is maintained regularly to keep spider webs, ants, insects and other native bugs at bay, occasional visits from these pests may still occur. To help us keep the house free of pests, we kindly request that you keep doors closed, take out the trash regularly, clean up thoroughly after food prep and refrain from eating in the bedroom. Please note that we cannot provide refunds for stays impacted by pests or bugs.
11. Power / Utility Outages: refunds will not be granted in the event of power or utility disruptions, barring exceptional situations at the property manager's sole discretion, and will be evaluated individually.
12. Any violation of house rules may result in immediate termination of your stay.
13. By addressing any complaints about the property's amenities, cleanliness, or other aspects with Airbnb/Vrbo’s/Houfy’s/FurnishedFinders or us, you grant us authorization to access the property and promptly resolve the issue. In such cases, we do not require prior permission to enter the property for the purpose of addressing concerns or providing necessary remedies.
14. We maintain the right to charge $50 per person for any undeclared guest.
15. Booking in goodwill: Your reservation signifies that you are booking with goodwill. We kindly request that you refrain from actions that could harm our business due to dissatisfaction with an Airbnb/Vrbo’s/Houfy’s/FurnishedFinders resolution. We prioritize open communication and are committed to addressing any concerns or issues you may encounter during your stay.
16. Waiver of Trial Rights: In the unlikely event of a dispute or disagreement, we ask you to acknowledge and waive your right to a trial. Instead, we encourage guests to utilize Airbnb/Vrbo’s/Houfy’s/FurnishedFinders dispute resolution process, which offers an effective means of resolving any potential issues that may arise during your stay.
17. Legal Fees: Should legal action become necessary, requiring us to proceed with a court case, it is important to note that you would be responsible for covering our legal fees and associated costs. We firmly believe in the value of open dialogue and mediation to resolve conflicts, and we strive to foster positive communication to prevent such situations from arising.
