House Rules

1. Check-In/Check-Out:

Check-in time is anytime after 4 pm, and check-out time is 11 am. Early check-ins or late check-outs may be accommodated with prior arrangement.

2. No Parties or Events:

Parties and events are not allowed. Please be mindful of the residential nature of the neighborhood and keep noise levels to a minimum, especially during nighttime hours.

3. Occupancy Limit:

The maximum number of guests is 9. Only registered guests are allowed to stay overnight. Please inform us in advance if you plan to have additional visitors during your stay. We request a copy of your Drivers License or Passport to verify you are the person booking. This must match the name of the person booking and who signs the rental agreement.

4. Smoking Policy:

Smoking is strictly prohibited inside the property. If you smoke outdoors, please use designated smoking areas and dispose of cigarette butts responsibly.

5. Respect for Property:

Treat the property and its contents with care. Any damage or breakages must be reported immediately. Guests will be responsible for any repairs or replacements needed due to negligence.

6. Security:

Ensure all doors and windows are locked when leaving the property. Do not share access codes or keys with unauthorized individuals.

7. Housekeeping:

Guests are expected to keep the property reasonably clean during their stay. Please help us conserve resources by turning off lights and appliances when not in use. Additional housekeeping is available for an extra charge.

8. Amenities:

Please use amenities and appliances provided responsibly. If you have any questions about their operation, please contact us.

9. Air Conditioning:

Please close all the doors and windows when AC is turned ON. Smart sensors will automatically turn off the HVAC system if doors/windows are left open for more than 5 minutes.

10. Trash:

Before checking out, please dispose of all trash (including recyclable items) in the designated brown bin located outside the garage. Excessive cleaning may result in additional fees.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Trip Cancellation/Interruption Insurance:

It is highly recommended guest purchase trip cancellation/interruption insurance in case of family emergencies, funerals, bad weather delays, flight/rental car cancellations, job loss, snow/ice, Covid-19 bans/restrictions, early departures, etc. If you live in an area prone to hurricanes, forest fires, etc. and cannot make your trip, please seek reimbursement through your travel insurance. NO refunds are given unless there is a mandatory evacuation in our area. Please check what travel insurance your credit card may offer. You can also visit www.insuremytrip.com.

★Rental Agreement: After booking this property, you will have 48 hours to sign a rental agreement listing the house rules.

★Pet Fee:
We understand that your furry companions are an integral part of your family, and we're thrilled to welcome them. For the comfort and well-being of both our human and animal guests, a non-refundable fee of 100 USD per pet is applicable per stay. This fee helps us maintain the cleanliness and hygiene of our space, ensuring a pleasant experience for everyone.

Please inquire if you have more than 2 pets or if any of your pets are over 40 pounds. And yes, we provide pet food and water bowls and waste bags for FREE!!

★Enhancing Safety:
Our Ring and Blink security cameras are strategically placed in common areas, such as the entryway and exterior of the property. These cameras are in operation 24/7 to monitor and ensure the safety of our guests, their belongings, and the property as a whole. Please note that the security cameras do not record any video or sound data inside the house as we respect your privacy.

We have a driveway that can accommodate up to 4 cars depending on the size (No street parking)

The property is located in a residential area, so we ask that you keep the noise to a minimum. No noise outside past 9 p.m. - NO parties or events are allowed.

We provide two FREE propane tanks for the outdoor fire pit and grill. We ask that our guests clean up after they finish using the BBQ. Please NO smoking inside the house.

★Pool Service: The pool can be heated and is serviced every Friday. This may occur during your stay. During the fall and winter months, the pool heater runs daily from 4 AM to 6 PM and the temperature is set to 85F. For any changes to the pool heater temperature or timing, please inquire. There might be an additional charge of 50 USD per night for extended pool heating. Again, this is only applicable during the fall/winter season.

★Lawn and Landscaping Service: The lawn and landscaping is maintained bi-weekly. This may occur during your stay.

★Pest Control Service: The pest control service exterminates in and around the house on a monthly basis. This may occur during your stay.

If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7.

We request all guests disclose the number of people that will be on the property at any time to comply with local laws and Airbnb policies. Fines up to 3000 USD for any damages or violating the house rules.
