Our 3 bedroom, 3 bath mountain vacation home is the perfect combination of private seclusion & proximity to popular area attractions. Close to Bryson City, NOC, Tapoco Lodge, Great Smoky Mtn Natl Park, & 2 lakes, youll be right in the middle of the action while having 3.3 acres of private mountain property to yourself! Azure Heights boasts panoramic views, a 7 seater hot tub, outdoor seating, grill, & firepit with picnic table, 2 King Suites, bunk room, & a full kitchen. Youll love your stay!
Azure Heights has 3 comfortable bedrooms, each with its own attached bathroom and each with stunning mountain views. The main level King bedroom has a comfortable King bed with a rocking chair, large TV & attached full bathroom. Upstairs, the second King bedroom has a smart TV, large walk-in closet with a portable crib and twin size floor mat for the little ones if needed. Attached is a full bathroom. Across the hall youll find the bunk room with one twin bunk bed, one single bed, and a full-size sleeper sofa. A large mounted smart TV with a DVD/VHS player and Super Nintendo with hundreds of preloaded games offers some nostalgic entertainment! The walk in closet is in the attached half bath (which also connects to the full bath via Jack n Jill doors) and contains toys & books for the little ones.
On the main level is a comfortable family room with large TV and connected dining room that seats 6 + 2 more at the bar. Our fully stocked kitchen ensures that youll be able to cook as much as you like while staying at Azure Heights.
Step out to the front porch to have your breath taken away with the panoramic mountain views. Enjoy a cup of coffee on a rocking chair or while seated at the bistro table as you watch the early morning mist enveloping the Smoky Mountains. To the right you can step down onto the hot tub deck, lounge on one of the comfortable adirondack chairs by the firepit, or prepare dinner on our charcoal grill and enjoy it at the picnic table, always blessed by the stunning views no matter where you stand on our property.
Azure Heights backs up to forest and sits well above any other homes in this small, mountain community, offering complete privacy and somewhat of a feeling of being on top of the world.

Getting around

There is ample parking on the property, and as mentioned elsewhere, the drive up is paved, but steep in parts. We highly recommend four wheel drive, but rear wheel drive may be sufficient to access the property when the roads are wet.

House Rules

The drive up to this home is quite steep in parts (expected when we want incredible views!) and four wheel drive is HIGHLY recommended. The road is paved and we have had all types of vehicles at the property, from sports cars to motorcycles, to large delivery trucks.

Pets are not permitted at Azure Heights and if evidence is found that a pet was brought onto the property, an additional cleaning fee of $250 will be automatically removed from your damage deposit just for cleaning. Any additional damage will be assessed accordingly. Registered service animals are welcome and ideally should be communicated to us during the booking process to prevent misunderstandings. Per legal allowances, we will ask:
>Whether the guest requires their service animal because of a disability
>What work or task the service animal has been trained to perform

Please also note the rules regarding service animals which directly mirror the rules enforced by Airbnb:
"A guest’s service animal must not be:
>Out of control

>Left alone at the listing without prior approval

Smoking is not permitted inside Azure Heights at any time, or within 10 feet of any doors or open windows. If smoke odors are found in the home after your stay, we will deduct additional cleaning fees from your deposit..

Refundable Damage Deposit

Damage deposit will be refunded within 3 days of check-out, providing no damage is present.

50% refund for cancellations more than 30 days from arrival date. No refund for cancellations within 30 day window.

Notes

**IMPORTANT NOTE FOR WINTER BOOKINGS:
The road leading to Azure Heights is quite steep and if snow/ice is present, will be inaccessible by most vehicles. Guests would need to be prepared for the possibility of parking at the main road & walking up the steep neighborhood road to the home, which is approximately 0.7 miles if a winter storm has left snow/ice on the roads. While this isn't very common in our winters here, it can happen. We HIGHLY recommend purchasing trip insurance for our winter guests if this possible hiking situation would not be a possibility for your group.**

For all other times of year:
Azure Heights is a mountain home and as such, the roads will reflect that. While paved, there are sections which are quite steep (mostly the last couple hundred yards). We HIGHLY recommend 4 wheel or AWD to access our property. Guests should be prepared for the roads & understand how to drive on mountain roads as refunds will not be given for guests who arrive & refuse to continue onto the property.
