The lanai seating area has been moved to the new expanded patio area outside. Guests can relax, enjoy the Florida sunsets, stars and one another’s company along side our brand new seasonal (October-April ONLY) propane fire table.

➤ Lanai: Enjoy a beautiful outdoor lanai space, covered from the weather - now featuring an option for alfresco dining for 6. Previously - our lanai was a seating area as featured in our photos for last season.

- Dimmable lighting; controls can be found in the living room near each side of the sliders. Switches are labeled for your convenience.
- Ceiling fan/light combo - power switch inside - fan and light controlled by pull chain(s) at fan
- String lights add yet another option for your chosen ambiance throughout the evening

All doors have added safety features to keep young ones from entering the area and the pool unattended. Please be aware of these safety features and use them if you have kids in your party. Thank you!

➤ Pool: The main highlight of the home; our private heated pool is professionally maintained weekly, all year round. Temperature ranges between 80-85 degrees. (Higher temperatures cause an imbalance in the health of the pool.)

Amenities include:

- (2) Solana chaises loungers
- (1) Teak drink table
- Patio games; PutterBall and TowerBall
- Entire lanai and pool area fully screened to protect from bugs and windblown debris
- Pool floats
- Pool is covered during the Winter months: please remove all pool floats and cover pool when not in use. This will help the pool maintain a more consistent temperature throughout your stay, reduce evaporartion and water consumption as well
- Pool light - timer switch is located in kitchen RIGHT of fridge

➤ Backyard: Accessible from either end of the pool.

Please do not prop either screen door open. Doing so allows birds and other larger animals to enter, get trapped inside, and possibly enter the home. It can also create safety concerns for your guests or encourage others to enter un-welcomed.

Though the backyard appears fenced it is NOT fully fenced. At present, there are no gates enclosing the yard at either the North or the South ends of the yard.

The palmed hedge to the West provides immediate privacy but be aware that it is possible to potentially see or be seen by others next door to the West.

Guests have full access to the entire property. There are a few closets that have been secured for staff and supplies.

We will be in contact and available throughout your stay. Please make use of the channels provided by Airbnb for communicating prior to and during your scheduled stay.

Check-In and access details will be forwarded a day or two before your arrival. The first morning of your stay you will receive a message asking about your overall satisfaction as you settle in. The day before your departure Check-Out instructions will be forwarded. Please be aware of these important messages being sent throughout your stay.

We are located in the Pelican neighborhood which is very quite and very close to local favorites such as Cape Harbour and Tarpon Pointe and all the great dining options in between. Downtown and the Boathouse or Matlacha. Just 15 minutes or less and you are there. Traffic dependent on the time of year you visit.

Due to the canals unique to Cape Coral there are no short-cuts. Using your GPS and sticking to the main streets is the most expeditious way to travel. Biking is big. There is a bike rental shop in Cape Harbour - 2 miles from Pelican and Palm. We have a link to the local biking trail map - upon inquiry.

➤ We use SUPERHOG as part of our guest screening process. Your SUPERHOG application must match the primary guest name on the reservation, and ALL background checks must be completed within 48 hours. Your booking is NOT confirmed until these requirements have been fulfilled.

Once the reservation is confirmed and prior to check-in, all guests must acknowledge and agree to the following:

* to abide by our rental terms and conditions.
* to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
* submit either a fully-refundable deposit (w/non-refundable admin fee) or a non-refundable damage waiver.
* understand that both the deposit and the waiver cover you for any accidental damage during your stay.

We also ask all guests to reaffirm they have read and agree to all our house rules by replying - HR YES in the ABB App.

➤ House Rules: Treat our home like you would a close friend or family member’s. Absolutely no smoking or vaping of any kind inside the home. No pets. No parties or events.

➤ Check-In/Out Details: Easy self-check-in with a Schlage encode smart lock. Check in after 4 PM and check out by 10 AM. Before leaving, please take out your garbage, wash any dishes, and lock the doors.

➤ The max occupancy is 8.

➤ The minimum age to book a reservation is 25.

➤ Day visitors are OK but must not stay overnight. Theres a $250 per person fine for overnight guests over the max occupancy.

➤ Cleaning fees are a pass-through fee, meaning the entire amount goes to our cleaning team! We cannot provide any level of service without them and choose to fully compensate them for their service.

➤ Though the house and yard are NOT fully pet friendly, we do allow pets to join your stay.

We provide a bowl for food and a bowl for water and a small fleece blanket that is yours to keep. PLEASE REVIEW THE HOUSE RULES AND ESPECIALLY THOSE REGARDING PETS ON PREMISE.

We hope to continue to provide accommodations for guests with pets, but it requires everyones cooperation in following the house rules: Please pick up after your pet in the yard and keep any and all pets off the furniture including all beds and check under the beds for surprises. Thank you very much!

➤ If you use SPRAY TAN products please provide your own bedding. Any bedding stained with spray tan with result in a $100 fee per item/sheet.

➤ There is NO cable or TV service to the home, just Roku. Please use your personal log-ins for your favorite online streaming platforms during your visit.

Wildlife is prevalent season-to-season. Clusters of large birds such as Egrets snack on snails in the yard, rabbits on our lawns, and frogs and lizards scurry about from the driveway to the back patio. The protected Burrowing Owls nest just across the street. After dark, you may see one or two perched upon mailbox post and often they can be found on the street hunting. Please drive with caution should you notice dark images on the streets at night. The neighborhood streets are not often illuminated like the main streets are.
