Our listing is on private property, the nearest house is down the driveway. Its a quiet, tranquil area, secluded with tall trees and a pond in the middle of nature. Guests can tour the quaint towns nearby as well as enjoy the busier towns for a night out.
Quiet, secluded, and cozy property in Highland, on the edge of a mountain in the woods, a short driving distance from the Hudson River and close to New Paltz, Gardiner, Poughkeepsie, Hyde Park and Wappingers Falls. Located in Ulster county, also close to Dutchess and upper Orange County.
The space has a queen-sized bed in 1 room and 1 full-sized bed with twin bed trundle underneath in the other room. Couch and love seat in the living room. There are beds enough for 5 people, but we can accommodate up to 6 with a queen-sized blow up aero-bed mattress or single cot. See under rates and availability for pricing (our pricing is automatically totaled by total number of guests, not beds used).

Vanderbilt Mansion National Historical site, Home of Franklin Roosevelt National Historical site, and Eleanor Roosevelt National Historical site all under 30 mins. Franny Reese State Park (6 mins) Walkway Over the Hudson (8 mins). New Paltz Golf Course (25 mins) and Apple Greens Golf Course (15 mins). Poughkeepsie Galleria Mall (15 mins). Mohonk Preserve Inc. **Pets do not live on our property but when we do stay there, our dog comes with us. For those that have allergies it is a short haired dog (Italian greyhound), that has hardly any hair left because he is older. We always vacuum after every stay, so you should not see a lot of signs that our dog stays here when we are here.
**Please note: in winter weather (snow or ice) it may be difficult to get up our driveway, so please keep that in mind in the event that you book when it snows. The driveway will be plowed, but cars without 4 wheel drive or a lower gear may have trouble. Please try to get to the property earlier if snow is on its way.
**Watch out for poison ivy, after all, it is the woods.
**We have filtered well water which comes from the Hudson River, it is perfectly fine to drink and the best tasting water compared to most states. Better than bottled!
**There are usually some continental breakfast items on a shelf labeled for guests, as well as some items in the refrigerator. Coffee is on the left side of the refrigerator and sometimes eggs, English muffins, bread, bagels, butter, cream cheese, OJ and coffee creamer. We have a changing variety.
**Developed 3 acre lot (with road, buried electric and phone wire) for sale on the other side of the pond. Ask for details.
**Theres new things happening on our property all the time. The property grounds have updated pictures but we don’t post the new construction being built. We always have improvements and changes and the inside cottage rental is the same as the pictures. We appreciate your understanding of our need to work with our contractors in between your stays.
Close to Rocking Horse Ranch and New Paltz town, as well as many stores on 9W and near to Poughkeepsie over the bridge. Many things to do along Hudson River area as well as the Walkway Over Hudson, hiking, skiing, snowboarding, horse back riding, boating, fishing, golfing, apple and pumpkin picking, farmers markets, wineries, breweries, cideries, antique stores, consignment shops, historical sites, and much more.
A Hudson Valley Countryside Escape. Tons of things to do within 10 mins from our property. Quaint towns, shopping centers, sightseeing, history. The surrounding areas of Highland are perfect for travelers looking to enjoy the country and all the things it has to offer. Year round entertainment for travelers and people who live in the area. Tons of tourist activities and sightseeing to do.
We are located in an area with a ton of adventurous things to do and plenty of sites to see from historical to modern. Look on Meetup or Ulster county attraction sites to find events in the area that you can attend while staying here. We have several brochures of things to do and maps of the area also.

There is a train (the Hudson Line) that runs from Manhattan to Poughkeepsie. You can see the schedule in our pictures or online.
The train from Manhattan goes into Poughkeepsie and the ride from there to get to the apartment in Highland is less than 15 minutes. From Poughkeepsie take FDR Mid-Hudson bridge then 9W to Newburgh, not Highland. You will pass a Hannaford's and McDonald's shopping center on your left to make sure you are going the right way. If coming from exit 18 off the Thruway, take 299 to New Paltz Road then at the Speedway station make a right and follow the signs for Rocking Horse Ranch on Pancake Hollow Road. If coming from Marlboro or Newburgh take 9W north to Chapel Hill Road.

1. Respect our house and our things. Please refrain from moving the furniture, taking apart any household decor, and touching our personal items. For some renters, this information is very much understood, but for others, they take it upon themselves to turn the rental upside down to their liking even during shorter stays. We believe furniture in rentals should remain in place while renters are using it. We do not want more scratches on the wood floor, and we do not want the furniture moved regardless. Please don’t allow children to jump on our beds or couch. Refrain from eating in our bedrooms or letting children walk around and eat. We don't even eat in our bedrooms. The summer in the country brings bugs, and we have problems if there's food around or on the floors and in the garbage pails for longer periods of time. Only the displayed toiletries are for guest use, such as the provided shampoos, body wash, soap, body and hand lotion, as well as the basic necessities such as towels, hairdryer, toilet paper. Paper towels and napkins are behind the brown curtained closet in the kitchen. Toilet paper will be behind the brown curtain also. The hairdryer is under the sink. Please refrain from going through our closets or cabinets looking for things you did not bring. We stay at this house often when there are no guests, and it is fully stocked with our personal belongings. In any circumstance that you do not have something you thought you packed, there numerous options for you to find what you need close by. In the past, we have noticed some people have used our personal items and we find that a bit disrespectful and strange, as well as unhygienic. Our guests need to know this so we can avoid any misunderstandings.
2. Keep our house neat and in good condition - any damages will be deducted. Our rental needs to be kept as close to neat as it was found. The cleaning fee is meant for upkeep (guest turnover) in a busy rental, not for renters who leave it messy and turned upside-down. If something is broken/damaged during your stay, please have courtesy and tell us. If we stayed at someone's house and something was broken/damaged, we would have no problem paying for it. In fact, we would insist because it is the right thing to do. If people feel they do not care to maintain our house as they found it, we decide if the full amount of security deposit is to be returned, otherwise, we may use part of it to cover the extra time spent on the cleaning services. The rental site has consistently favored hosts in these circumstances, pictures are all the proof they need. The information hosts give about guests remains there on the rental site in the notes about you.
3. Dirty dishes during a guest’s stay MUST be cleaned. This is NOT included in the house cleaning fee. We ask that guests please bring paper plates and plastic utensils and cups for their own use if they do not want to clean dishes during their stay. We are sorry but there was no room in this apartment cottage for a dishwasher. Regardless, this is a common courtesy when renting a house not to leave dirty dishes for those that are unaware. Some people treat our rental like a hotel, so we clearly state this. Well-traveled people know that is not acceptable in a rental home. Common courtesy is that you leave the house as you found it.
4. No smoking inside the house. No campfires, firepits, or candles. No use of the wood-burning stove. Outdoor burning requires a town permit that guests do not have. The fire department and town authorities will come to our house if they see smoke or smell a fire burning on the property. If they suspect someone is without a burn permit, you (not the homeowner), can incur a fine that you will have to pay. It is illegal without burn permits to set fires on the property to burn anything, even to sit and enjoy them due to forest fires getting out of hand. Authorities will ask you for your burn permit and a matching ID and if it does not match the home owner’s, you will be fined. We do not allow the use of the indoor wood-burning stove, even if you are familiar with how to use it. That can cause a fire and we don’t want to lose everything. (Fire extinguisher is behind the brown curtain and the escape ladder is in the green bedroom closet in event of an emergency).
5. No hunting. No fishing. No swimming or throwing anything in the pond. We have wildlife all over the property and we want to keep the ecosystem that way. This is private property, and we have this posted on our trees as you enter the property. You need licenses/permits for many things in this town.
6. Only paying guests may stay overnight. Occupancy is limited to the specific number of paid guests on each individual reservation in our listing. The maximum number of guests we allow is 6, all of who may stay on the property if they are accounted for on the reservation. Guests may not have parties with invites to other outside guests permitted, even if the guests are not staying overnight. We have surveillance which will be sent directly to our phones for this reason. Mainly for insurance reasons and incidents that have occurred.
7. No loud parties. No drugs. Everyone knows everyone in a small town and guests should be aware that other people see and hear things, then report it. Our neighbors will tell us, as well as our family member, who is an officer in the Marlboro County police department that they suspect these types of activities (which may also be on our surveillance). In the event this happens we will follow up with the police, send them to our property, and report it to the rental site which will be in the notes about you as a renting guest. We have found items left by guests that are illegal, so if you would not like us to make a police report, avoid bringing these items during your stay.
8. Guests should not feel they are entitled to using our liquor. No exceptions. Please leave our personal food items untouched. There are foods, beverages, and condiments clearly labeled "guests" or on the left-hand side of the refrigerator. This also includes many displayed kitchen counter items. Using our liquor is not permitted and we make this our rule because past guests have felt free to find and use our liquor and our food. If you want liquor and food, please bring it beforehand or travel to the numerous options for you to choose from around town. This will be reported to the rental site which will be in the notes about you as a renting guest. We may use part of the security deposit in the event this happens.
9. No Pets, no exceptions. Pets do not live on our property but when we do stay there, our dog comes with us. For those that have allergies, it is a short-haired dog (Italian greyhound), that has hardly any hair left because he is older. 10. Please do not litter. It is extremely important that all guests avoid throwing cigarette butts around our property, as well as cans, bottles, garbage, food, and personal belongings. In the summer, the Hudson Valley is often very dry. Forest fires are very likely to start if someone is careless and throws cigarette butts all around the property. We also have predatory animals that can come to the area such as bear, coyote, and fox. We have witnessed occasions where these animals have been around the property during times when they believe no one is around, to scavenge for food through garbage pails and other areas that people may have thrown scattered garbage. Please do not do this. It is dangerous for anyone who comes to the property, including our dog. The large blue garbage can outside with the green bag inside it is ONLY for recycling plastic, metal, or glass refundable cans and bottles only. Not for other plastics/metal/glass containers. It is labeled for those who don't know. We walk around the property to note these things and have surveillance also.
We're sorry to have to display this for those who would never think of doing such things in someone else's home. Please don’t let these rules reflect your stay.

For those that have allergies, it is a short-haired dog (Italian greyhound), that has hardly any hair left because he is older. We always vacuum after every stay, so you should not see a lot of signs that our dog stays here when we are here. 10. Please do not litter. It is extremely important that all guests avoid throwing cigarette butts around our property, as well as cans, bottles, garbage, food, and personal belongings. In the summer, the Hudson Valley is often very dry. Forest fires are very likely to start if someone is careless and throws cigarette butts all around the property. We also have predatory animals that can come to the area such as bear, coyote, and fox. We have witnessed occasions where these animals have been around the property during times when they believe no one is around, to scavenge for food through garbage pails and other areas that people may have thrown scattered garbage. Please do not do this. It is dangerous for anyone who comes to the property, including our dog. The large blue garbage can outside with the green bag inside it is ONLY for recycling plastic, metal, or glass refundable cans and bottles only. Not for other plastics/metal/glass containers. It is labeled for those who don't know. We walk around the property to note these things and have surveillance also.
