Welcome to Sunset Cove by Blissful Hideaways, your relaxing family vacation home on beautiful Lake of the Ozarks in Missouri. We are located on the quiet end of the lake at the 61 MM, with over 250 feet of lake frontage with a private dock including two 10x24 boat slips, 2 PWC slips, and a swim platform tucked into a mostly private cove, all on a gentle sloping 1.4 acre lot. Lay back in a hammock, sit around the firepit, or relax on the porch glider and enjoy watching the sun set right over your water view of the main channel.
With 5 bedrooms, 3 full bathrooms, a vaulted living room, and a game room in the loft, there is space for everyone. The living room features a wood burning fireplace and is open to the dining room and kitchen. The game room features an air hockey table and foosball table, as well as board games and playing cards.
Other features include a washer and dryer in the house, a level parking area, yard games, and very few steps to reach the dock.

No smoking or vaping of any kind is allowed inside the property. Please restrict smoking and vaping to outside, away from doors and windows, and take care to dispose of the trash appropriately.

No Parking
There is parking for comfortably 6 vehicles and/or boat trailers. Please, only park on the gravel parking area outside the garage. Do not park on the south side of the house to avoid damage caused to the septic system.

Your GPS may direct you to turn off Ivy Bend Rd onto Dogwood Dr or onto Walnut Hills Rd. We recommend taking the Walnut Hills Rd route. The turn for Walnut Hills Rd will be about 10.5 miles down Ivy Bend Rd. You will have less than 1 mile of gravel/dirt road from this turn to arriving at the property.
You will be able to navigate the roads in any vehicle, but may find you're more comfortable in an AWD vehicle, or something that rides a bit higher off the road due to occasional potholes on the unpaved road after a big rain. The area is a bit remote and there is no public transportation.

You may check in any time after 4PM, however we may not respond to any issues after 10PM. You will receive check in instructions through the app you book on or by the email provided on your reservation.

No pets
This is not a pet-friendly property. There is no secure space for dogs to run freely and we wish to maintain a pet-friendly home in consideration of guests with allergies.
NOTE: In the event an unauthorized pet is brought into the home the cleaning fee will be doubled!!
Minimum age limit for renters: 25
The person making the reservation must be at least 25 years old and stay on the property as the responsible person for the entire party, for the entire stay.
Maximum occupancy: 16
For your comfort and the optimal experience, we are set up for 16 guests MAX. Only those guests on the reservation are permitted on the property.
NOTE: Additional guests may incur a fee of $100 per night per guest or your reservation canceled immediately.

- Only park in the parking area between the garage and east side of the house. Do not park on the south side of the house. Damage to the septic system may occur.
- No vaping or smoking indoors or near open windows or doors.
- Respect quiet hours from 10PM to 7AM.
- Be respectful of the neighbors, many of them live here full time.
- No pets.
- No parties or events. Only registered guests are allowed on the property. Maximum 16 guests.
- Photo ID may be required for check-in.
- Profile photo of person booking must be a picture of themselves.
- Must be at least 25 years old to book.
- If any rule is broken, it may result in additional fees and/or your reservation being cancelled immediately.
NOTE: For the safety of our guests and our property, exterior security cameras are present. They are outward facing and do not look into interior spaces. They are motion activated and record both audio and video when activated. The south entrance to the house has a doorbell security camera. There are also two cameras that monitor the parking area (east side of the house) and one that monitors the approach to the west entrance to the house.
NOTE: The dock slip availability depends on the lake's water level, which is typically lower during the winter and spring months. Please reach out to us ahead of time if you plan on using the dock and are unsure about its availability. We may have a boat slip available for you to use at a local marina.
NOTE: We highly encourage purchasing trip insurance to cover you in the event that you need to cancel outside of the refund window.

Payment Policy
50% of the full amount is due at booking to reserve the space. The full amount is due at 30 days before check in. If you are booking at 30 days or fewer from check in, the full amount is due at booking.
Refundable Damage Deposit
The security deposit is due 7 days prior to check in. It will be held for the duration of your stay. The amount will be refunded in full less any damages, excessive cleaning, or fees incurred, within 10 days after check out.
Cancellation Policy
You may cancel and receive a full refund at 30 days or fewer from the date of check in. From 29 days to 14 days, you may cancel and receive 50% refund. From 13 days or fewer, your payment is non-refundable.
