Dear Guests !! ✦We Invite our guests to sign the RENTAL AGREEMENT, IT IS A MUST ✦We always provide our valuable guests with the perfect accommodation. The House will be clean and functional, and it will look exactly like the pictures online. ✦Number Of GUESTS We want you to be honest and accurate in your booking and what your plans are in using the home. When proper numbers of guests and those staying at the home are reported pre booking, it allows us to prepare the home in a way that helps you to have a better experience. Also, under reported numbers can have negative effects on the neighbors, parking, property damage, our ability to rent to you again, and in setting up proper expectations for everyone. There is more wear and tear on the home with the more people who attend etc. Help us help you by properly giving accurate numbers when booking. ✦Visitors This home comfortably sleeps ___ guests. Additional guests will require approval and additional fees. Additional Guests more than__,that stays for less than 1 hours and leaves by 11 PM is free but if any visitor who stays more than 1 hour will be billed. Guests will be charged a rate of $25.00 per Visitor for staying more than 1 hour. Guests are responsible for ensuring that any Visitors comply with these House Rules. Any additional overnight Visitors (on the premises later than 1 AM) must be approved in advance and are subject to an additional fee as noted in our rates. The fee for overnight visitors is $50.00 Per overnight visitor per night. If a person stays at the home past 1 AM in the morning, there will be a $50 fee per person per night owed by you. ✦PARTIES Parties and large gatherings of any kind are not allowed at our home, any intent to host a party or event must be approved in advance by the host. If no approval is given in advance, guests are subject to a one-thousand-five-hundred-dollar ($1,500.00) fee per night for non-notice of a party or large gathering. Any small or large gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers. Host has the right to hire outside security for authorized approved events and large gatherings. A minimum of One Security Guard must be present and paid for by the guest prior to the date of the approved gathering. DJs or any type of music playing electronics must keep the noise down to the level acceptable by law. Breaking the law / Disturbance will result in fee no less than $1000 NO Fireworks: The Guests agree that Fireworks and other hazardous materials may not be used in or around the Property. ✦We do have neighbors, please be respectful to our neighbors, and exercise the good neighbor policy. The owners will have to live in their home after your departure, so we ask our guests to treat our neighbors like your own. ✦If the police are called due to a noise complaint, there will be a $500 fee per occurrence and immediate cancellation of reservation without refund or security deposit. ✦Late check out or early check in is $25 per hour. All requests must be sent in and approved at least 24 hours in advance so we can work with our cleaning crews. Late check out must be arranged with prior approval. ✦There are exterior cameras that record both audio and video at all entries and exterior areas. ✦Pets are NOT allowed There is a $100.00 fee per pet, per stay for anyone who brings a pet onsite or a $500.00 non-refundable pet deposit. If your damages anything in house, Its on YOU. ✦Trash Host requires the Guest(s) to use the following instructions for trash removal on the Property: The Trash days are written in the house manual and Rental Agreement. Upon your departure, you are responsible for removing all trash from the property. ✦Smoking Any and all forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside. There is a $1,500.00 cleaning fee if evidence of smoking is found in the home, through security cameras, or through the Air Quality Detector. ✦We do not supply any personal care products such as razors, hairspray, etc. We also do not supply any specialty cookware. We provide enough initial essential for bathrooms. In case you use more and run out of supplies then you have to buy your own. If you would like to know if there is a certain item provided, please feel free to ask before your arrival, in the event you would need to bring your own. If you have any questions, please feel free to email or call. ✦Property Please make sure you do not move any of the furniture around the house, including the chairs. Scratches and damages sustained to the furniture will need to be reimbursed. Please use dark wash cloths to remove your make up - do not use white towels. DO NOT WIPE YOUR SHOES OR FEET WITH OUR TOWELS. ✦DAMAGE Please do not unplug any of the electronics installed and operating in the home, this includes the refrigerator, televisions, lamps, cameras, wi-fi electronics. Guest will be responsible for all damage or breakage and/or loss to the property, except normal wear and tear. All damaged property will be charged to the guest. Any damage to the property, stains, smoke, rips, tears, dents, damage of any type must be fixed or repaired and paid for by the booking guest. The Host has the right to hire the company to do the repairs and the booking Guest will pay all bills upon demand. All personal property including linens and cookware will be billed out at double the retail value if lost or removed. ✦LEFT-OVER ITEMS We will not be liable or responsible for personal items left behind, lost or stolen. All items must be requested within 7 days of checkout or they will be disposed of. If you leave an item after checking out and wish to have it returned, call us as soon as possible and, if found, we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense. ✦Checkout procedures (11.AM) Prior to checkout, All dishes should be clean and left in the dishwasher. Beds may be left unmade, please leave all sheets and blankets on the beds; do not remove the linens from the beds. Towels may be left in the restrooms. Before leaving, set the thermostat to 55 degrees in the cooler months and 80 degrees during warmer months. Make sure all doors and windows are locked and shut.
