This luxurious 4,000 sq.ft., mountain-top 5 bedroom/4 bath house with an outdoor hot tub and swimming pool sits on a wonderful 5-acre wooded lot in Waterbury Center, VT. It embodies comfort and relaxation with sweeping panoramic mountain views and easy access to 3 major ski resorts (Stowe, Bolton, Sugarbush).

Villa Ausblick is the very last home at the top of a mountain accessible by a dirt road. During snow season we strongly recommend a 4-wheel drive vehicle with winter tires.

The guest group shall not exceed ten (10) persons from birth to adulthood. The Hosts’ Liability Insurance requires the disclosure of full names and ages of ALL day- and nighttime guests.

GUEST GROUP – No Guests below the age of 25 are allowed without a parent or legal guardian present. The guest group shall not exceed ten (10) persons from birth to adulthood. The Homeowner’s Liability Insurance requires the disclosure of full names and ages of all day- and nighttime guests.
OCCUPANCY – Villa Ausblick is for the sole use as a personal vacation residence with guests limited at all times to the number and names listed above. Larger social gatherings (sororities, fraternities, weddings, graduations, receptions or similar event) are not allowed to avoid damage to the home or septic system, and to maintain the peace and quiet in the neighborhood. Exceptions may be made if disclosed upfront and approved by Homeowner. Any reservation obtained under false pretense will be subject to forfeiture of advance payment and guest fees, and party will not be permitted to check-in. False pretenses include, but are not limited to third-party rentals, renter providing false names or ages or any material fact that would normally cause the rental request to be refused. If you are found to exceed the listed occupancy, it will be considered a breach of contract and result in immediate eviction with no refunds for unused nights rents and fee paid and forfeiture of the security deposit.
NON-SMOKING – No smoking is allowed anywhere on the property. Evidence of smoking will be considered a breach of contract and result in forfeiture of the security deposit.
PET POLICY – No pets are allowed. If evidence of pets inside or outside the house is found, it will be considered a breach of contract and may result in immediate eviction with no compensation and/or forfeiture of the security deposit.
PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in 2-car garage or on paved driveway only. Parking on dirt road or lawn is not permitted. Any illegally parked cars are subject to towing. Applicable towing fees are the sole responsibility of the vehicle owner.
CONDUCT – The use of Villa Ausblick shall not be such as to place the property in danger of damage or to disturb or offend neighbors: a) No excessive speeding through neighborhoods (20 mph limit); b) No excessive noise or obnoxious behavior. Quiet hours start at 9 PM to comply with neighborhood noise ordinance; c) No riding of ATV’s or off-road motorcycles/dirt bikes; d) No discharging of firearms or fireworks; e) Outside fires are only allowed in the fire pit located behind pond. The Homeowners have the prerogative to terminate this Agreement and to demand that disruptive Guest(s) immediately vacate the premises, thereby forfeiting all payments and deposit to Homeowners.
WI-FI/TELEPHONE/CABLE TV/AUDIO SYSTEM – The Internet can be accessed via free Wi-Fi. Tempering with the modem or router as well as erasing or modifying the router password is not permitted unless authorized by Homeowner. No telephone landline is available. Cable TV, Audio system and Wi-Fi are provided as a convenience only and are not integral to the lease. No refund of payments shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services.
INTERNET USE – The Guest is responsible to ensure that no materials on the Internet are accessed by any guest group member that violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive. The Internet use will be terminated immediately if any group member fails to comply with any of these conditions. If requested the contact information of Guest will be shared with investigating authorities and Internet service provider.
SECURITY CAMERAS – To monitor trespassing four (4) exterior, motion-sensing NEST security cameras survey the driveway, front door, swimming pool and hot tub area. While these will never be actively monitored during Guests’ stay to protect Guests’ privacy, the Homeowners will review recordings in cases of dispute concerning occupancy or property abuse.
HOT TUB – The hot tub will be operational from mid-September until late May unless otherwise arranged by Homeowner. It will be cleaned and chemically balanced prior to your arrival. If a complete water change was necessary, the temperature may not have reached the target setting (101°F or 39°C). Overuse or misuse of the hot tub may result in a chemical imbalance and could create unhealthy water. If the water should become cloudy or develop an odor, please call the Property Manager. Guests understand that hot tub usage is at their own risk and will not hold Homeowner responsible for any injury, illness or death.
All Guests must observe all rules posted: a) Shower before each use; b) “Shock” treatment and run clean cycle after each use; c) Close and lock cover when hot tub is not in use; d) Keep noise level to minimum to comply with Neighborhood Association noise ordinance; e) No standing on cover (they are for insulation purposes and not designed to support a person or persons); f) No smoking, no alcohol, no glass containers, no pets and no candles allowed around or in hot tub; no shoes worn inside hot tub; g) No sun or body lotion, soap, bath oil, foaming bubbles etc. allowed; h) No children allowed in hot tub without a supervising adult. If excessive cleaning or draining, sanitizing and refilling is required due to Guests abuse, a $300 fee at minimum will be deducted from the security deposit.
FIRE PIT, FIREPLACES & FIRE WOOD – A fire pit is located outside near the pond area. The only operational fireplace (one of three total) is located in the living room. Guests agree to open and close flue before and after each use of the fireplace and to pay damages if any item other than firewood is burned. Guests further agree to never leave fire in fireplace or fire pit unattended nor burn wet firewood inside or outside to avoid smoke. Guests are offered up to ten (10) logs of seasoned firewood per booked night available onsite and agree to additional charges withheld from security deposit for excess consumption. Guests further agree to refill all used firewood next to fireplace from the supply stacked by the front door. If Guests wish the property manager to do the restocking a small service fee will be withheld from security deposit.
GRILLS – Villa Ausblick is equipped with one (1) propane and one (1) charcoal grill. The Homeowners supply the propane tank. Guests are responsible to supply their own charcoal. Guests agree a) to only use grills on paved driveway (not on wooden decks); b) to clean up all grease and food spills; c) and to safely dispose of cold ashes. If Guests wish the property manager to do the grill clean-up a small service fee will be withheld from security deposit.
