HOUSE RULES:
• No Animals: The house is a strict animal-free and no smoking property with no option policy due to multiple family members, children, and grandchildren with asthma and severe allergies.
Additionally, the house is marketed to families with similar medical issues. We also host immunocompromised guests, including cancer patients before, during, and after chemotherapy treatments.
Please kindly respect our policy. There are numerous pet friendly and smoking allowed rental properties on the island.
• No Prom. No weddings. No parties. No gathering.
• No more than 16 occupants including infants and day guests at any time.
• No Smoking, No e-cigarette, No illegal drug inside and outside of the property.
• No firearms
• Must be 30 or older to reserve. And you are required to sign a rental agreement with a copy of your drivers license within 48 hours of booking, Or the booking is canceled without notice. In addition, you are required to be at the rental for the duration of the reservation.
• No 3rd party booking.
• No RVs, No Trailers
• PARKING SPACES: Limited to 4 cars in private driveway, no inside garage parking.
HOA does not permit parking on the street. If violated, your or your guests cars or anybodys car who relates to your stay could be towed at your expense. Please share this information to your guests.

WARNINGS: It is very important to know that All the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover.
BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galvestons life. Because we are in the coastal region with wetlands and open ditches surrounding.
To control these pests, the house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they wont survive. You might see them unexpectedly during your stay.
Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs.
NEW CONSTRUCTION:
The house is in underdeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.

DAMAGE DEPOSIT: $2000.00 per stay. Due to the credit card processor’s policy of not refunding processing fees, we will place a “hold” on your credit card for the $2000.00. Please note that this is not an actual charge.
You will receive an e-agreement to sign, during which you will be asked to enter your credit card information. The system will place a “hold” on your card 7 days before your arrival date and will automatically release it 7 days after your departure, provided there is no damage or additional cleaning required.
CREDIT CARD PROCESSING FEE or CANCELLATION FEE: The credit card processors now do not refund their processing fee when you cancel your reservation.
Before you send your booking request, please make sure that the house is the right fit for your needs. Please review the house rules. Because once we accept your request, and you change your mind just after for any reason such as:
The house does not accept more than 14 people, but you’ll have 3 more day guests,
Or
Oh, you have a dog. And you are unable to find a pet sitter… The house does not accept any kind of animals at this time.
And we must cancel your reservation, if it is within your cancellation window, you will receive a refund less the credit card processing fee ( around 3%)
