Our home is architect designed bungalow style home. Conveniently located in the center of town, right off I-275 with easy access to airport, Gulfport, Tampa Bay, beaches, Tropicana Field, & the restaurants, shops in downtown St. Pete. 15min drive to beach & less than a 5min drive to the heart of downtown, Bay & Central Ave. The home sleeps upto 6 people & is equipped with 3 SMART TV+ Internet speed at 600mbps. This beautifully appointed home has a serene courtyard that is both private & peaceful.

We have one security camera on the front porch and one facing the parking space for security and safety purpose. They will be on during your stay.

Uber and Lyft are both active in our area and those are effortless ways to get around. St Pete also has a bike share system, check out Coast Bikes. If you want to rent scooters, there is Finish Line Scooters in St. Pete Beach and also you can download an app called Veo that rent out bikes and scooters.

1. NO PARTIES ALLOWED! Immediate eviction with **NO REFUND** will result if there is a party on the property. Our neighbors notify us if there are any parties occurring.
2. Third parties are not welcome, the house is for guests and guests only.
3. This is a SMOKE-FREE home. If you smoke, please do it outside.
4. No pets.
5. Please DO NOT move furniture in the property, if you do please organize as you found it.
6. The couch can be converted to a futon. There are additional stands within the zippers on the back of the couch to help support the futon. Please put them back after usage and fold the futon back.
7. Please clean up after yourself, there is no cleaning service until after you leave.
8. Leave the washer and laundry door open or dry up the water after usage, else it will stink.
9. Please don’t clog the bathtubs and shower with beach sand.
10. The courtyard is for your enjoyment as well, and the grill is available for your use.
11. Remember to remove the tarp and the grill cover before using the charcoal grill.
12. Put the tarp and the grill cover back after you are done grilling and the grill cools down.
13. Parking is available on the property, plus street parking is available.
14. Please be respectful of our neighbors.
15. Quite evening hours and no loud music.
16. PLEASE INFORM US OF ANY DAMAGE IMMEDIATELY.
17. Please feel free to use what you need and try to replace as much as you can (kitchen supplies etc.), we would appreciate it.
18. We would appreciate if you could please water the plants on the patio.
19. Please do not unplug the modem/WIFI or you would lose your Internet access.
20. LASTLY, this is extremely important to lock the house. Just use the lock icon/logo on the keypad.
BEFORE YOU LEAVE
• Rinse and clean off any items (chairs, umbrellas, etc.) used at the beach and allow them to dry in the patio before storing.
• Please return the A/C unit to 76 degrees.
• Remove all trash & recyclables from the house and place them in the outside community trash bin and recycle bin in the alley
• Place all used towels in the bathtubs.
• Leave used beds unmade.
• Run the dishwasher if you have unwashed dishes.
• Leave the washer and laundry door open or dry up the water after usage.
• Turn off all lights, fans & lock all the doors.
• Drive home safely!
CHECKOUT PROCEDURES
CHECKOUT IS AT 10AM
1. Place used towels in a pile inside the tub.
2. Leave used beds unmade and used linens pile them in the bedroom
3. All garbage is to be thrown in the large black community trash bin in the back alley, empty indoor recycling bin into the large blue bin by the garage.
4. Clean & put away any used dishes. Place any last-minute dishes in the dishwasher and start before you leave.
5. Check the refrigerator to make sure it's clean and don't leave any of your food behind.
6. Please wipe down counters and leave the kitchen as you found it.
7. Please cleanup the grill accessories before putting it back in the bag.
8. Switch off all lights and fans.
9. Please be respectful and leave the home the same way you found it. If you have moved any furniture please organize as you found it when you arrived.

Due on Lease signing: Refundable Deposit, 1st month's rent, $250 cleaning fee. (Non-refundable if lease cancelled, regardless of circumstances)
Refundable deposit: $2,000 for one month lease, $3,700 for 2+ month lease. House should be maintained and well kept, security deposit will be refunded once the house inspection has been completed.
