AGE - Minimum Rental Age Requirement- 25 - Requirement of 2 forms of ID. - Absolutely NO UNDERAGE GROUPS or high school / college / underage parties. RESPECT- Respectful of the Home - please leave it how it was when you arrived. NO SMOKING / VAPING - Allergy Friendly home. Any evidence and your security deposit will be 100% charged. NO ANIMALS - Allergy Friendly home, owner is disabled with anaphylaxis with and allergens can cause a deadly attack. PARKING- Maximum 4 vehicles. Plan Accordingly. NEVER park on the street. They will tow and/or ticket your vehicle. Any vehicle past 6 will be charged $200 per vehicle, per night. NO FIREWORKS. You will lose your security deposit and be evicted immediately. NO HUNTING / DISCHARGING WEAPONS OF ANY KIND. Any evidence you will lose your security deposit and it will be reported to the local authorities. . -Guests are not allowed to light fires anywhere except inside the established fire pit, which is outside in the backyard. Do not light any fires near the house - including but not limited to on or near the deck. Guests will be be fully responsible for any and all damage. Linens & Towels are provided/included. A professional cleaning company delivers the bed linens and towels just before check in. -Essential Amenities Limitations: 1 roll of toilet paper per bathroom is provided. Soap for the dishwasher is provided. Hand soap is not provided, however home typically does have hand soap. Toiletries/body soap are never provided. Air conditioning in the summer months are window units (June 21st - Sept 20th). *Lake Harmony rarely gets above 80 degrees and always drops to low temperatures at night. Remember to bring your jacket! Beach is open only in the summer. Beach is open weather permitting and is under the control of the communities management company. They control the hours it is open and who comes in and out. -Weekend Booking Policy - Whether you check in on a Friday or Saturday night the weekend rate will apply. Ex. You will be charged Friday and Saturday nights rate. Not a Saturday and Sunday night rate. Sunday night rate only applies if it is your 3rd or 1st nights stay. - Holiday Booking Policy: Bookings made that are over a holiday period will not receive a refund if cancelled within 60 days of check in. - Do not bring indoor furniture, equipment or games outside, and do not bring outdoor furniture in. If found to have done so, $500 loss of security minimum will apply and more if furniture is damaged. -Homeowner / Host deserves the right to keep 100% of the security deposit if any house rule is violated and pursue additional damage if he/she so desires. -Failure to check out at your check time—Staying after check out will be charged to you as follows; 1 hour - $200 2 hours - $450 2+ Hours - Full Security Deposit -Holiday weeks require a 3 night minimum, 3 days leading up to, during and 3 days after a holiday require the 3 night rate. Of course guests may stay for one or two nights but the rent will be the equivalent of the 3 nights posted. Thanksgiving week 2 night rentals, you will be charged 3 nights which includes the posted Thanksgiving night rate if you do not stay that night so a Fri and Sat night rate is charged for Thur Thanksgiving nights rate plus the Fri and Sat nights. Ask your host for clarification. -Holiday bookings have an additional $135 cleaning charge that will be requested through Airbnb after your booking. Holiday cleaning rates apply to the seven day week of all holidays as we get charged extra for workers to work these weeks. For example, December 28th falls under the Christmas and New Year’s holiday. Please ask your host for clarification. -No refunds are given for non-essential items. This is a home in the mountains with harsh weather and limited service / repairmen. We do our absolute Level best to provide everything in excellent working order but from time to time we experience storms, harsh weather and other challenges that can effect cable / satellite / phone service / WiFi / hot tubs can freeze or go down and bears tear into trash. -If you book and you are found to be under the age of 25. We have the right to cancel your reservation and you will not receive a refund of any kind. --* Home is in a residential neighborhood and weapons are not allowed to be discharged in the neighborhood. Do not brandish any weapon at any time as this could alarm neighbors. This includes but is not limited to : any type of gun (firearm or air powered, bow & arrow, crossbows, slingshots, anything that propels a projectile). Guests understand and agree that doing so will both cost you the full loss of security deposit and any and all of your reviews of the property will also be removed and disabled. ZERO TOLERANCE POLICY FOR HARASSMENT / EXTORTION- 1A-If you or anyone in your group are harassing/bullying/demanding/threatening in any way to the owner or manager to attempt to receive a discount- you will lose 100% of your security deposit and subject to eviction without refund. If these events happen prior to your check in we have the right to cancel your reservation. Fabricated events during your stay about “issues” with the home to try and validate a discount will not be tolerated. If any service calls are made to check on your “issue” and in fact there isn’t an “issue” you will be charged for the service call and lose 100% of your security deposit. 1B- Cleanliness complaints- all cleanliness issues must be reported with 15 minutes of check in. If there is something that needs to be addressed for cleaning we will send out the cleaning company to address your complaint. Guests must allow the host / homeowner / cleaning manager to correct the issue, no refunds will be given. Once you have notified the manager that you have checked in and all is good you waive the right to bring up later cleaning claims. 1C- If you or anyone in your group are harassing/bullying/demanding/rude (or any kind of behavior deemed inappropriate by the host) to the host prior to/during your stay; we have the right to cancel your reservation at anytime without a refund. Please be respectful to your host. - Surveillance cameras are used for exterior public areas of home. They are used for safety, security and liability. If guests are found breaking rules, for example sneaking in animals, smoking, drug use, lighting fireworks, going beyond maximum person occupancy, etc. will lose 100% of security deposit and will be removed immediately. If you need an accessible home that can accommodate service animals, emotional support animals etc; we recommend that you find an alternate place to vacation as we completely are empathetic to disabilities as the owner has disability grade anaphylaxis caused by environmental allergens. Many animals can cause an immediate reaction. This is why we do not use any harmful chemicals such as phosphates, pesticides, herbicides etc for your safety and the safety of the owner. Any attempt at disabling or obscuring the cameras, smoke detectors or any other safety device is prohibited and may result in guest being evicted without refund and/or 100% loss of security deposit. COVID-19 addendum. As local business policies are changing by the day due to the governors constantly changing and updating rules, we are monitoring local rules by the hour. Many businesses are working to protect their employees from exposure to Covid in fear of outsiders bringing it to our secluded paradise. Some businesses are requiring a 24 hour duration in between outsider contact before performing services. Certain services may not be available at a moments notice as a result of this global pandemic which is clearly beyond anyone’s control. We do our best to make all reasonable accommodations but please understand that certain luxuries may be forfeited as a result of the pandemic and/or the media exacerbating the situation as many people are scared for their safety with recent updates in the news.No smokingNo petsNo parties or eventsCheck-in is 4:00 PM - 2:00 AM (next day)
