~ We had such an amazing stay at this beautiful condo! Stacey had literally everything we could have needed for our young family! The pack-n-play was great, it meant we didn’t have to fly with one! The older kids had a blast playing arcade games! The pool was perfect, and all the residents we ran into were so friendly! Such a safe neighborhood with so many things within walking distance! Stacey has a board on the wall with suggestions of things to do/places to eat in the area! It was great for us since we weren’t familiar with the area! We would 100% go back and look forward to the day we can! Thank you so much for all your accommodations! Can’t recommend this condo enough!

House Rules
Welcome to Cape Vaca
First Rule - Have FUN and enjoy your time on the Cape! We are thrilled that you are interested in our home. Below are a few house rules. We want to ensure that you have an extraordinary experience. Note that some rules may seem obvious to some but not to others. It is industry-recommended to list them. We want you to feel as comfortable as us knowing that this is the best fit for your stay. We never like to list house rules however it is necessary. Please note that we are very flexible and try to work with our guests as much as possible. The rules may or may not be listed due to past instances and trends in the industry. Please contact us if there are any issues or questions. We appreciate your stay!
✔ Availability: Check-in is 4:00 pm and checkout is at 10:00 am
Note that check-in time is 4 pm. This cannot be altered until the day of check-in pending the cleaner's schedule. Upon request, we will notify guests of the cleaner's schedule that day when they arrive to clean and if we can anticipate early check-in. Check-out is at 10:00 am to allow the cleaners time to clean for the next guest.
✔ Parties: Please note that this home is not for parties. Quiet Hours 10p-7a
✔ Age Limits: Typically we do not accept guests under 22 yr (parent or guardian must be present) without contacting us first for approval vs instant book. We would then request the intention of the stay and the ages of your group. We typically do not accept local stays. Please feel free to inquire and start a dialogue and indicate your interest and why you want to stay locally.
✔ New to booking: We are API-connected with Hospitable and reserve the right to request a security deposit from the resolution center from new guests or guests without positive reviews.
✔Work Crews - work crews working in SWFL will require an additional deposit and will require crews to read Airbnb's terms and conditions, specifically: you are responsible for your guests and for leaving an Accommodation (and related personal property) in the condition it was in when you arrived). Work boots are not allowed inside the unit. Please leave boots at the door. We have found work crews to leave excessive cleaning for our cleaners. We treat our cleaners with the utmost respect and this is not reasonable to expect them to clean excessive work crew debris inside the unit. See the excessive cleaning section for further clarification.
✔ Cameras and Device Monitoring Disclosure: Note that we do have a ring doorbell camera facing outward from the front door of the top and garage door entrance below. This is used for the home's safety, security purposes, and the safety of guests. There are also outdoor cameras controlled by the condo association at the pool. Finally, the cleaner's closet located inside the master bedroom is locked and monitored with a security device that notifies the host if it is opened. Tampering with cameras or the wifi will immediately end the stay without a refund. Cameras record audio and motion video when triggered. Other condo neighbors may have front door cameras on their units.
✔ Pets: We do not allow any pets. This is a rule of the Condo association and would require their approval in advance of the stay, with no exceptions. Additionally, any animals on the property require proof of liability insurance covering said animal. Required in advance of stay for any domestic animal.
✔ Pool: Pool keys are provided. Guests must lock the pool gate when exiting the pool area. If pool keys are lost guests are responsible for the $40 replacement fee that is charged by the HOA. **Note that the pool is a community HOA pool and is shared with the Condo complex.
✔ Visitors and Additional Guests: As mentioned above, no parties are on site. A visitor or two from the area is fine with prior permission from the host. Please be respectful to the neighbors. Guests can have up to two more guests visiting before 10:00 p.m. and you must get prior permission, and the count cannot surpass 8 people (all ages) total at the home. All people staying overnight or past 10:00 p.m. must be listed in the reservation guest count. Your reservation is for the number of guests in the reservation. Each guest over that count is $40 more per day if not added to the platform prior to check-in. This will be charged via the resolution center. If added prior to check in the cost is $20 per night for guests over the reservation count. Our pricing online reflects the number of guests that you booked for. It is calculated when the booking occurs. Our cleaners need to plan accordingly and last-minute additional cleaning and usage of services can be cumbersome for all. This is very important to allow us to schedule the cleaner's time and be sure that the stay is covered. Failure to notify the owner and receive approval will result in a $250 fee for violating house rules and hosting a gathering of any kind. If you have other circumstances please let us know and give us the opportunity to work with you.
✔ Parking: There should be no more than two guest vehicles at one time without prior permission. If there is a party or large gathering over the allowable guest count and those house rules are violated, the reservation can be canceled immediately without a refund. Please do not park in front of any garage other than the unit's garage. Extra spaces are available at the end of each building. Also, no commercial vehicles, boats, trailers, etc are allowed per the Town guidelines. Note that access to the garage is provided to access beach supplies and bikes but parking inside the garage is not available because of the storage of beach supplies, bikes, and bbq grill. Also note that the cleaners, handyman, or other maintenance-related personnel may occasionally need to access the unit's garage (not connected by any doorway to the unit) for supplies and/or repair tools. It is downstairs from the unit. We do not need to provide notice to access the garage.
✔ Linens and towels - We love that we are able to provide fresh clean linens and keep our cleaning fees lower for guests. Please put the sheets and pillowcases in the wash on the morning of departure. We do ask that guests wash and dry the towels and return to the linen closet before they leave.
We also do not limit towels and provide an abundance of them for guest use. We have had cleaners show up to 58 towels to wash and this is not reasonable so unfortunately we have to provide a rule. Time is too short between their cleanings. This rule is very important because we do not want it to be a surprise later to our guests if the cleaner has charged an extra fee for towels beyond two towels per person. ***Linens for the beds are provided as part of the cleaning fee however guests must put them in the wash the morning of departure. Used sheets and pillowcases should be removed from the beds and put in the wash prior to departure. The cleaner will finish them when they arrive. **** We have had great success with this process to keep cleaning fees down but if there are any issues please let us know in advance and we can coordinate more time with the cleaners. If this is not possible please just give us a heads up and we are more than happy to work with guests.
✔ Dishes: Dirty dishes should be loaded into the dishwasher and run prior to departure. Failure to do so results in $20 extra services needed by the cleaner to wait four hours for the dishwasher to finish.
✔ Smoking: Absolutely no smoking of any substance inside the home and only legal substances anywhere on the property. Smoking outside in the parking area is fine but should be disposed of properly and neighbors should be considered. Please do not throw on the property and dispose of it properly. A $250 fee is charged for any smoking indoors.
✔ Dryer: Please do not run the dryer when no one is home.
✔ Wifi: Downloading illegal content over the Wifi is prohibited and will be reported. We have never had any issues with the wifi and the router is brand new, high-speed, and works great. Please do not tinker with the router or wifi settings. We can reset it remotely if needed, please call or text if this is needed. If for some reason we could not get the router up and running remotely or the cable company could not visit we would issue a $20 refund per stay.
✔ Supplies: We provide a starter supply of toilet paper, paper towels, and soap to get you started. Please plan accordingly for the supplies that you may need for your entire homestay. We also email a suggested grocery list before your stay.
✔ Securing the Property: Before you leave be sure to lock all the doors and at the end of your stay lock windows, and doors, ensure appliances are off, and all water sources are off. Please do not disengage the garage door opener. This leaves the home un-secure and violates house rules. Note that the front door automatically locks after four minutes.
✔ Power/utility outages: We have only had two outages in the last several years for no more than four hours. However, many power outages are not announced before occurring but are brief. We do not offer refunds or compensation for outages or utilities beyond our control. This includes Comcast Services should they have an outage.
✔ Trash: It is the guest's responsibility to bring trash to the trash dumpsters located onsite.
✔ Areas not available to guests: There is a locked closet in the master bedroom that contains the cleaners' cleaning supplies for turnovers. This door is remotely monitored for entry and sends an alarm to the host. It is not part of the rental. If guests are curious, I will gladly send you a picture of the inside. :) This area is off-limits for guests and not part of the rental. Entering this area without permission will result in the termination of the stay with no refund.
✔ Noise: Note that this is a ground-floor unit. There is a unit above and occasionally you will hear noise from above and/or traffic. We have two white noise machines in each bedroom for people who may be sensitive to any noise. Quiet hours are 10p to 7a
✔ Temperature: Pre-set air at 74 in and allow guests to adjust several degrees up or down as needed. If you need it adjusted beyond the parameters set please let us know in advance. Max heat is 74 and air is 71.
✔ Checkout: Checkout is at 10:00 am. There is a $30 charge per 30 min past checkout. Our cleaner is typically waiting and this is a charge for her delay as well as a delay to utilize the house past check-out.
✔ There will be no compensation and or consideration for visits by necessary vendors or owners for the lawn, pool, maintenance, and other maintenance items. Efforts will be made to inform guests of such visits. This includes but is not limited to maintenance and emergency services. Occasionally the HOA may need access to the unit for emergency services. We will notify the tenant in such circumstances and access must be provided with no repercussions.
✔ We are not responsible for third-party amenity interruptions, such as electricity, cable, or internet, which are beyond our control (for example, weather, downed power lines, etc). Occasionally the Town of Cape Coral has a boil water notice. In this circumstance, there are no refunds are offered as it is an entire town notice beyond our control. Guests are expected to review and follow town ordinances. For example, no commercial vehicles.
✔ BUGS: We don't control the weather, wildlife, or BUGS!. Thank you for your personal responsibility in your choice to travel to Florida! With that being said, here, mosquitoes and noseeums at the beach are part of nature & the great outdoors. You, unfortunately, cannot have one without the other. I suggest you prepare with some mosquito repellent! Florida has a lot of bug varieties all over the place (mostly mosquitoes, ants, fire ants, flies, roaches, and palmetto bugs). You will also, on occasion, see frogs, geckos, lizards, and snakes in and around the vegetation all over FL. The bugs are not associated with cleanliness, so if by a rare occasion, you happen to see a critter that wandered inside, fear not! We have regular pest control maintenance inside and out as well as a VERY clean home. As long as you keep all the doors shut, it will be more difficult for them to get in. We are unable to offer any guarantee of a refund for an occasional bug in the house just FYI. Also, note that this is a ground-floor unit. There are ants in FL. If any food is left on the floors, it will attract ants. Please be sure to clean up to avoid ant attractions. We treat often and we have a supply of ant deterrent products available in the garage if needed. There is a growing trend with platforms to provide pictures of bugs from the internet or other and request refund such. For this reason, the guest agrees to provide swift access to a pest control company if a claim is made to inspect, treat as necessary. If claims are fabricated, the guest would be responsible for the service expense and their stay could be canceled without a refund for breaking house rules. If claims are warranted and remedies to the best of our ability are provided by the host the guest will not seek credits because the host has put forth an effort to provide a remedy.
✔ By accepting this rental - The unit is privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises of its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises or others whom they invite to use.
✔ Please leave the house as you found it and enjoy your stay. Most importantly we hope that you will have a wonderful time at the The Hive. If everything is not satisfactory upon arrival guest agrees that they will provide us with an opportunity to swiftly remedy any situation within three hours of check-in to the host.
We want to make sure that our home is as much a fit for you as it is for us. Please know that we are very easygoing and love hosting. Check out our reviews. Please reach out if you have any questions.
