▪️ Snow tire chains and/or 4-wheel drive vehicles are highly encouraged during winter months in the event of inclement weather.
▪️ We cannot control the weather and no refunds will be given due to weather conditions, so we recommend the purchase of Travel Insurance for all planned vacations. Travel Insurance will protect your Investment in the event of a weather event that would make roads impassable to vehicles with 4WD and/or chains.

House Rules
1. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
2. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification. The number of guests allowed by the Owner is set in accordance with City of Sevierville Building Code and septic system limits.
3. In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable.
5. A security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount in the listing, exactly 2 day(s) prior to the arrival date. The credit card of the last successful payment will be used. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within five (5) business days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, hot tub draining and refilling fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration.
6. Regular payments and security deposits for the booking will be displayed as the name of the property on the Guest's credit card statement.
7. No Smoking: Smoking is not allowed inside the property and cigarettes must be disposed of in the outdoor ashtray on the back deck. Drugs of any kind are not permitted.
8. Pets: Guests must obtain permission from the Owner to have pets on the Rental Property. If permission is not given by the Owner, any pet(s) found in or about the Rental Property will be grounds for expedited eviction and forfeiture of all monies paid, including the security deposit and an additional $250 sanitizing fee will be assessed.
9. Unforeseen Circumstances: No refunds will be provided due to inoperable appliances, hot tubs, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. Mountain roads can be curvy and steep. We highly recommend using a four-wheel-drive vehicle during the snow months. We do not refund due to road conditions. We highly recommend travel insurance, especially if you are staying during winter months.
10. Hot Tub or Pool: If a hot tub or pool is provided at the Rental Property, it will be drained, sanitized, refilled, prepared and tested for proper and safe chemicals prior to or on the day of occupancy; therefore, it may not be warm until later that evening. Misuse of a hot tub or pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of Owner. When not using the hot tub, leave the cover on so the hot tub will stay warm. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Do not stand on the hot tub covers as they are for insulation purposes and are not designed to support a person or persons. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid.
11. Fire Pit: If an outdoor fire pit is provided at the Rental Property, please use it responsibly. Completely put out the fire with water before leaving it unattended. Do not take branches or wood surrounding the cabin to burn. We will not responsible for any injuries caused by the use of the outdoor fire pit.
12. Fireplace: If there's a fireplace provided at the Rental Property, it is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from April 1st to October 1st. Please do not run the fireplace and the air conditioner at the same time.
13. Water and Septic: The cabin is on a well and septic system. The mineral content in the water is high and is routinely tested, therefore it's safe to drink. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than toilet paper. No feminine products should be flushed at any time.
14, Accidental Damages: Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the Guest. Notify the Owner immediately of any damages identified at check-in and during the stay. Keep the property and all furnishings in good order. Removing any items from the cabin including living and kitchen furnishings is not permitted.
15. Quiet Hours: Guests should not create excessive noise at a level that disturbs neighbors; code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to have a house party, do not book this cabin.
16. Parking: Parking is limited to the amount of vehicle(s) as stated in the listing. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
17. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
18. Garbage: Garbage is to be disposed of as instructed in the digital welcome book and check-out instructions to prevent animals from accessing it.
19. Check-out: Before you leave, we ask that you complete the Check Out Instructions as found in the digital welcome book to help our housekeeper quickly prepare for the next guest.
20. Owner reserves the right to install and operate security devices or image capture/image recording devices anywhere on the property on the exterior of the cabin for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing compliance with occupancy and pet rules.
21. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of the phone, spa, hot tub, sauna, whirlpool tub, pool, exercise equipment, elevator, etc. except only such a personal injury caused by the gross negligence or intentional acts of the Owner.
22. Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
23. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.

14, Accidental Damages: Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the Guest. Notify the Owner immediately of any damages identified at check-in and during the stay. Keep the property and all furnishings in good order. Removing any items from the cabin including living and kitchen furnishings is not permitted.
15. Quiet Hours: Guests should not create excessive noise at a level that disturbs neighbors; code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to have a house party, do not book this cabin.
16. Parking: Parking is limited to the amount of vehicle(s) as stated in the listing. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
17. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
18. Garbage: Garbage is to be disposed of as instructed in the digital welcome book and check-out instructions to prevent animals from accessing it.
19. Check-out: Before you leave, we ask that you complete the Check Out Instructions as found in the digital welcome book to help our housekeeper quickly prepare for the next guest.
20. Owner reserves the right to install and operate security devices or image capture/image recording devices anywhere on the property on the exterior of the cabin for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing compliance with occupancy and pet rules.
21. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of the phone, spa, hot tub, sauna, whirlpool tub, pool, exercise equipment, elevator, etc. except only such a personal injury caused by the gross negligence or intentional acts of the Owner.
22. Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
23. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
